LETTER FROM THE PRESIDENT Hello Neighbors! Fall is finally here and I can walk the doggies again in the lovely brisk weather. This is also the time to make landscape changes so the plantings have all winter to establish a root system. As you may have read, the city council did not approve the zoning change request which would have allowed a gas station to be erected at the corner of Volente Road and Anderson Mill. Our neighbors in Volente Hills requested assistance at the public hearing and several homeowners in Bella Vista, Twin Creeks and Volente Hills voiced objections to the request which contributed to the successful outcome.The long awaited improvements to the roadway between Volente Road and Highway 620 have begun and the narrow lanes leave little room for error. Please drive slowly and more cautiously through the construction zone. Another year is winding down and we have many changes in store, so please do not miss the board report this month. Bella Vista BOARD REPORT The Board of Directors met in September to finalize the 2011 budget and a copy will be provided in the next issue. As stated in earlier correspondence, it is necessary to increase the Association dues for the upcoming year to $48 per month. Also, the Board has elected to discontinue sending coupon books in lieu of other payment methods as listed in this issue and further described in a forthcoming letter. The last board meeting was held on Oct 6 and regular agenda items were discussed including deed restriction violations and delinquencies. The Board also approved a fining policy for unresolved deed restrictions, and the policy will be mailed to all homeowners by the end of November. The Board has confirmed that home based businesses are allowed and the regulations and restrictions are provided in the additional article in this newsletter. Approval was provided to remove excessive algae from the pool and

winterization will be completed once the pool is closed for the winter months. Repairs have been completed on the perimeter fence which was reimbursed by the driver’s insurance. The Board also approved replacing missing tile caps on the entire perimeter fence. Quarterly: Four payments of $144 in January, April, July and October.

Monthly: Monthly payments of $48.00 are due on the 1st of each month HOME BASES BUSINESSES: City of Cedar Park Ordinance Division 2, Section 11.04.006 describes the regulations and restrictions which are summarized below:

• Business must be conducted within the dwelling • Only family members who reside in the dwelling shall participate in the business • The dwelling shall not be altered to accommodate the business • The business is allowed no more than three vehicle trips per 24 hours • No direct selling of merchandise is allowed (Continued on Page 4)
