We now find ourselves in May, with another annual HOA meeting behind us. The 2012 annual meeting was held on April 12th and was the most attended meeting that many of us can remember in recent years. We’re not sure if the increased attendance was due to the delicious BBQ from PoK-e-Jo’s, the 5 Kindle Fires that were given away, or just a simple desire to be involved in HOA matters. Whatever the reason, the HOA is grateful and would like to say “Thanks” to everyone who attended. Your involvement in your neighborhood is important and it is appreciated. As a result of the meeting, Kim Bennink, Shelley Janda and Bob Wohlford will serve another year on the Board of Directors. The HOA is thankful for their service and their dedication. We also discussed the issue of quorum requirements for annual meetings. Currently, the quorum requirement for Chandler Creek HOA is 33%, or 507 lot owners. As many can attest, getting 507 lot owners to attend an annual meeting is near impossible. The Executive Committee and Directors have been discussing the steps needed to lower the quorum requirement to 10%, or 152 lot owners. Further discussion and research is needed, but the HOA will tackle this issue in the coming year. As a result, it is quite probable that the HOA will call a special meeting of all lot owners regarding this issue. Notices and proxy statements will go out once a date has been selected. As always, be sure not to disregard any mail you may receive from the Chandler Creek HOA or Alliance Association Management. We also are in need of a volunteer who can serve on the Executive Committee in the position of Treasurer. If you are interested, please let us know! We are also currently in the process of replacing the bulletin board and bike rack that were damaged as a result of a vehicle accident. We hope to have both of these items replaced as soon as we can. Collection Update
At the time of this writing (April 15, 2012), there 262 (out of 1,521) delinquent accounts with a balance greater than $50. In mid-February, the HOA sent out a little over 200 collection notices to those homeowners who had not paid the 2012 annual assessments. Of those 200+ homeowners, there are currently about 40 who still have not paid their annual assessments. The HOA sent a second notice giving those homeowners 10 days to pay the balance and advising that an assessment lien would be filed against their property if they failed to pay or enter into a payment plan agreement. The Executive Committee is working closely with Alliance and the HOA’s attorney to make sure that all efforts to collect the 2012 assessments are completed while also trying to minimize the collection costs. If you have not yet paid your 2012 assessments or still have a balance from previous years, please contact the HOA immediately. The HOA will work with you on a payment agreement; however, the HOA must hear from you. In addition, access to the swimming pool and tennis courts will be denied to all delinquent owners. Swimming Pool Information As we all know, we are entering prime swimming season. As a result, the pool will be quite busy from now until late summer (or even early fall depending on temperatures). There are no lifeguards on duty as the pool is a “swim at your own risk” pool. The HOA does employ security officers who are on duty 7 days a week, starting Memorial Day weekend. In response to homeowner concerns, the HOA started security officer service on Fridays, Saturdays and Sundays only as of April 13, 2012. As a reminder, all rules must be followed at all times, including but not limited to: • No one under the age of 16 is allowed at the pool alone; anyone under the age of 16 MUST be accompanied by a Chandler Creek resident 18 years of age or older. • The pool may only be accessed with a valid pool key card. Anyone without a pool key card will be asked to retrieve their pool key card before they are granted access. • Each household may have three (3) guests and each guest must be accompanied by a Chandler Creek resident who remains at the pool during the guest’s visit. • Alcohol is strictly prohibited as is smoking and glass containers. Security officers have been instructed to inspect all coolers – no exceptions. • Proper swim attire must be worn in the swimming pool – no cut-off shorts, no thongs, no street clothes. T-shirts are allowed to be worn over a bathing suit. You will be asked to exit the pool if you are found to be in violation of this rule. If you find the pool area and the restrooms needing attention, please do not ignore the issue. Please notify the management company immediately. By Kristi Hester, MUD General Manager The Meadows at Chandler Creek MUD is pleased to announce that they now have a policy in place for team reservations of the sports fields. SPORTS FIELD RESERVATION USE POLICY • Mandatory preseason meeting with all the coaches. • At the pre season meeting, coaches will draw numbers randomly (via a raffle) to determine order, depending on if priority team or non priority team. • Priority as to picking days of play will be given to teams with 50% of the players who are residents. If more than one priority team attends pre season meeting, those teams draw numbers to determine which team has first choice. After priority team(s) have picked days of play, non priority teams will have the next choice based on number drawn during Raffle. After order is determined by Raffle, team who drew number one gets to pick first field reservation, followed by team who drew number two, three, four, etc (Round 1). After Round 1, teams follow in same order for Round 2. • Teams can choose 2 practice times a week max. • Practice days are Monday, Tuesday, Thursday, and Friday. Wednesday is a field rest day. The fields are open Saturday and Sunday on a first come first serve basis. • Practice times available each practice day is from 4-6 or 6 to sunset. • Play not allowed when fields not usable (i.e. soggy) • Resident reservations will no longer be allowed for fields. Outside of this system, field use will be first come first serve. • This policy does not apply to Pavilion reservations which continue under current system. In addition to the new reservation policy, the MUD is pleased to announce the following: Completed park projects: For the basketball players, you now have stadium seating with shade for those hot summer months coming up. Upcoming park projects: The MUD Directors, along with their engineer, are working on a concept plan for adding parking spaces along Agarita Trial, which will allow for up to 20 parking spaces. Note: The HOA and the MUD are two entirely separate entities that serve the same residents. For HOA related issues and questions, residents should contact the HOA. For MUD related issues or questions, residents should contact the MUD. The MUD is managed by Severn Trent Environmental Services and can be reached at 512-246-0498. Yikes! It’s already May and the year is flying by! In anticipation of the busy travel season that is fast approaching, it is a great idea to evaluate the security of your home and take steps to minimize risks that your home will be targeted for burglary. After talking with Williamson County, the five tips below will have the greatest impact: • Keep shrubs and bushes trimmed low to limit places that burglars can hide • Ensure the outside of your home is well-lit; motion-sensor lights detect movement around your property, but having lights on at all times of the day is a good idea • Ensure that all locks to exterior doors are in good working order and that all windows can be shut completely and have working locks • Know your neighbors. Meet them, make note of their typical schedules, vehicles, etc. • Contact law enforcement if you see something suspicious. DO NOT attempt to apprehend anyone yourself! Report all suspicious activity to Williamson County Sheriff’s Dept. by calling 943-1389 (non-emergency line) or 911 (for emergencies).

Kim's Cooking Corner Strawberry Shortcake Growing up, mom used to make strawberry shortcake as a treat for dessert. I believe firmly that the very best shortcake has a biscuit-y texture and not a sponge cake one. Since strawberries are back in season, I couldn’t resist sharing this very favorite recipe!
Ingredients TOPPING: 3 quarts fresh strawberries, cleaned, stems removed & sliced ½ C sugar Whipping cream Vanilla BISCUIT: 2 1/3 cups Bisquick baking mix 3 Tbsp butter, melted 1/2 cup milk 3 Tbsp sugar
Heat oven to 425°F. Stir baking mix, melted butter, milk, and 3 Tbsp of sugar in a mixing bowl until soft dough forms. Drop 6 big spoonfuls on to a greased cookie sheet. Bake 10-12 minutes or until golden brown. Makes 6 biscuits. Directions: Put the strawberries into a large bowl. Add 1/4 cup to 1/2 cup of sugar (depending on how sweet the strawberries are to begin with) and mix into the strawberries. Set aside at room temperature for about 20-30 minutes. After the strawberries have been sitting for 20 minutes or so, take a potato masher and mash them just a teeny little bit. Not too much, just enough to get more juice out of them. Whip the cream, adding a drop or two of vanilla and a teaspoon of sugar. To serve, break up one biscuit per person into big pieces into a bowl or cut them open. Ladle strawberries over the biscuit. Add a dollop of whipped cream. In the dog days of summer, we have also topped these with Blue Bell Homemade Vanilla ice cream instead of whipped cream.
