Basketball Goal Etiquette

One of the services our management company provides is to assist the HOA board in its responsibility to make sure homeowners are following the Willowlake deed restrictions. You know that thick binder book you were given when you purchased your home. The management company accomplishes this task by having someone from their office take a walk of our neighborhood once a month and record any deed restriction violations. One of our recurring items seems to deal with basketball goals and their location. In order to attempt to provide an aesthetic look for our neighborhood, besides maintaining our lawns and outside of our homes we also ask to keep your basketball goals in your driveway close to your home when the goal is not in use. The goals are not to be left on curbs next to the street. The streets of our neighborhood look much nicer when no goals can be seen on curbs or sidewalks. Thank you for your cooperation.

Christmas Lights Decorating Gazebo

We are looking for volunteers who would like to decorate our Gazebo with Christmas lights and such for this year. Our previous chairperson who headed up this task in the past has stepped down. The event took place in the past on the weekend immediately following Thanksgiving. If you can volunteer your time and would like to assist or head up the decorating, please contact any board member at your earliest convenience.

It’s called “Nonpoint source pollution.” Yard: Don’t over fertilize. Sweep (do not wash) fertilizer and soil off driveways and walkways. Car: Maintain your car to prevent oil leaks and recycle used motor oil Pet: Pick up pet waste from yards, trails and sidewalks. Home: Use nontoxic or natural household cleaning products. Recycle or properly dispose of household chemicals.

PARK IN WELL LIGHTED AREAS so you can see your car and its surroundings from as far as possible. HAVE YOUR CAR KEY READY before you approach the car so you do not make yourself vulnerable while searching for the right key. GLANCE INTO THE BACK SEAT AND FLOORBOARDS of your car before you enter it to check for any one who may be hiding inside. ALWAYS LOCK ALL DOORS whether you are in or out of your car. Once again the year is nearing a close and it’s time for the 2006 Willowlake Homeowner’s Association (“HOA”) financial recap. In addition to the normal budgeted items that our HOA dues are used for (items such as grounds maintenance, trash, electricity for street lights, pool maintenance and lifeguards, and security patrol), several improvements and repairs were made that should be mentioned. You may recall that we changed grounds maintenance contractors to Monarch Landscaping in January. Our new contractor began by doing a thorough inspection of our irrigation system. As was expected there were numerous repairs required at that time. We also had to remove most of the willow trees at the West Road entrance because they were dying and at risk of falling. (As it turns out, the tree that our neighborhood is named after is not a good long-term tree for our area.) Over the summer we added six “No trespassing,” signs around our gazebo and park area. We felt that these signs were necessary, as we have experienced increased traffic at our park since the opening of the two nearby apartment complexes. Our patrol deputies have reported that the signs have assisted them in dealing with ‘after-hours’ activity at our park. Beginning in July, we increased the mosquito spraying in our community to twice per week. We also expanded our pool season this year by keeping the pool open for two additional weekends in September. Unfortunately the weather didn’t cooperate and not many of our residents used the pool those weekends. (We are currently reviewing bids for new pool companies and would welcome your input regarding the pool hours and/or schedule for next year. Please contact either Terrie Brown at SCS Management [[email protected]] or a board member [see the Willowlake newsletter] to give your input.) Recently the wooden border around the playground area was replaced with a much more durable and kid-friendly material. Furthermore, you may have noticed a couple of improvements at our gazebo/park area beginning with the adding of additional parking lot lights. One area in particular was very dark and seemed to attract much late night unwanted activity. We have already seen a reduction in activity and trash in this area. Additionally the bulkhead of our pier and the bridge “headers” are being reinforced and rebuilt to repair the erosion damage that has occurred in recent years. Finally several areas of broken concrete along our walking path and in the parking lot are being repaired to prevent additional future damage. Between now and year-end we are planning to have the oak trees along Big Branch thinned. Thinning these trees will keep them healthy and will hopefully prevent losing additional trees to high winds. We are also working with Monarch Landscaping to replace the landscaping barrier that was lost when the new apartment complex cleared the lot adjacent to our entrance. As you can see, you HOA Board has been busy this year trying to preserve our amenities as well as the overall look of our community. We are currently in the process of preparing our 2007 budget and are faced with increased costs from most of our vendors. Additionally we received the results of the reserve study that we had prepared by a professional services company. The recommendation from the reserve study was that we budget approximately $30,000.00 beginning in 2007 (adjusted annually for inflation) in order to have adequate reserves for anticipated future repairs of our amenities. Thus we are expecting to have to increase HOA dues. We are evaluating each budget item in an attempt to keep the increase to a minimum. I wish I had better budget news to report but please know that your HOA Board is doing their best to manage our finances today while planning ahead for future needs. As always, volunteers are needed and always appreciated. One current need is to help us replace the rotted wood on some of the wooden signs around our walking path. (Materials will be provided.) The play tells the story of the Littlest Angel, a precocious angel full of mischief, and her transformation as
