Forest Creek III events are designed to bring a general audience of residents together through a combination of family-focused and adult-only gatherings. Functions are funded by dues and run by community volunteers. If you are interested in volunteering we have many different types of opportunities available ranging from picking up supplies, set-up & clean-up, taking pictures at events and posting to social media to helping to plan and organize an event. Message

The residents of FCIII naturally all have an investment in our neighborhood and we all have a financial investment in the HOA. The Board of Directors are interested in trying take that investment and provide where we can for the residents of our neighborhood. One area we’d like to focus on is increasing neighborhood participation in the numerous committees in place. Some committees have gone dormant over time while others are up and running but could always use more assistance. The committee page on fc3hoa.org has a listing of the committees that are up and running or once were in place along with their descriptions. Please feel free to contact a member of the BOD or RAC or contact a committee lead if you have any interest in participating. Additionally, keep an eye out in our NextDoor.com neighborhood group requesting any assistance for specific activities or maybe new committees created with the hopes of improving some aspect of our neighborhood. It’s because of volunteers that we have the NextDoor. com group to communicate in, events like the coming Mardi Gras event and Easter Egg Hunt, or that you have a copy of this newsletter to read. We’d love to see even more being provided to the neighborhood with additional participation from our community. Let your HOA know if you have ideas for groups of committees that would help make FCIII a better and/ or more fun place to live.

CITY OF ROUND ROCK SERVICES: Forest Creek III is in a Municipal Utility District (MUD) and therefore not within the boundaries of the city of Round Rock. As a non-resident there is a nominal fee involved based on the number of individuals in your household to utilize municipal services such as Parks and Recreation programs and receiving a library card. Visit the City of Round Rock’s website at www. roundrocktexas.gov for additional information. COMMUNITY CONNECTIONS REMINDERS FROM THE ASSOCIATION MANAGER ASSESSMENTS Assessments are due quarterly in the amount of $105.00. Statements for the first quarter of 2014 are being mailed to all property owners. Non-payment of assessments can cause a lien to be filed against your property and lead to foreclosure. Legal and late fees are the responsibility of the property owner. If your account is referred to the association you will be responsible for the legal fees. Owners with delinquent assessment accounts will not be allowed access to the facilities. The association needs your assessments to be paid in a timely manner in order for the association facilities to be maintained. If you have any questions about your account please contact Plateau Property Management at assessments@ plateaupropertymgmt.com or (512) 441-1041. PARKING Please park vehicles on your driveway or in your garage. On street parking clutters the streets. Vehicles parked too close to the intersections can create site issues. ARCHITECTURAL MODIFICATIONS Please note that the Covenants, Conditions and Restrictions for the Oaklands require that all improvements be submitted to the Architectural Review Committee prior to commencement of such improvements. Your request should include the type of improvement along with a sketch/photo, materials/colors, location (plot plan) and any other pertinent information. An Architectural Modification form can be obtained from the FC III web site (www.fc3hoa.org) or the Plateau website (www. plateaupropertymgmt.com). Arugula-Pistachio Pesto Pizza with Potatoes (a.k.a. Incredible Hulk Pizza!) Meatless Monday is really catching on! It’s a great way to reduce your carbon footprint as well as increase your intake of high fiber/ nutrient dense foods low in saturated fat. I chose this recipe for a few reasons. The first reason being that it’s easy to make after a long day at work or running errands. Additionally, this recipe is very versatile. The arugula and pistachios can easily be swapped for other leafy greens and nuts (i.e. spinach and walnuts) and if you’re not in the mood for pizza, the pesto is great over pasta! Giving it a fun name such as “Incredible Hulk Pizza” also helps to make the green pesto kid friendly. What you’ll need: • Pizza dough (thawed) – I use pre-made to keep it simple (approximately 16-20 ounces of dough yields two 10” pizzas) • ¼ cup shelled pistachios • 2 ounces fresh arugula • 1 garlic clove • ¼ tsp. salt • ¼ cup olive oil + enough to grease pizza pan and drizzle over pizza • 1 Russet potato, peeled and thinly sliced (if you have, a mandolin slicer works great) Directions: Preheat oven to 450 degrees and place an oven rack in the lower half of the oven. Blend the pistachios in food processor until fine. Add the arugula, garlic, salt and olive oil to the food processor and blend well. Stretch the pizza dough onto a greased pizza pan. Spread pesto onto pizza dough, leaving an edge for the crust. Cover pesto sauce with potatoes. Drizzle olive oil over potatoes and around the perimeter of the pizza to prevent the crust from burning. Bake for approximately 15 minutes, until potatoes are tender. Serve with a veggie based soup and/or salad to round out the meal and enjoy! Meatless Monday is a new feature from FCIII resident Jen Bush. Jen graduated Penn State University with a degree in Environmental Resource Management in 1999. She currently works as an environmental consultant at Pastor, Behling & Wheeler, LLC located here in Round Rock. In addition to her education and work in the environmental field, she has also been vegan for over 14 years. Jen moved to FCIII in March 2012 along with her husband and daughter who will be 3 years old this February. Forest Creek III - February 2014

Parking Reminders

Plateau Property Management included a reminder in the January that street parking clutters the streets of our neighborhood.   Overnight street parking is technically prohibited according to the covenants of our neighborhood.   Parking too close to intersections and parking on driveways such that the sidewalk is blocked are actually illegal in Williamson County.  While the HOA has no authority in enforcing these laws, we’d like to remind the neighborhood that Williamson County Sheriffs may ticket those who park their vehicles within 15 feet of an intersection or anyone who parks their vehicles in a driveway in a manner where the sidewalk is obstructed.  Both of these issues may be hindrances to your neighbors and can cause public safety issues.  Please be mindful of these laws when parking in our neighborhood.

Pet Courtesies and Regulations One of the most common complaints the HOA receives is regarding neighborhood pets and the actions of their owners. Some complaints are governed by our HOA Covenants, others are governed by Williamson County laws and others are simply social courtesies to our neighbors. One such complaint is of animals roaming off their owner’s property. As a reminder to all in the HOA with pets, Article III, 3.18 of the HOA Covenants state that “no domestic pets will be allowed on any portion of the Property other than on the Lot of its Owner unless confined to a leash.”  Additionally, Williamson County leash laws state that any owner who allows their dog to run free (on or off of their property) without physical restraint (a leash, chain or in a fenced area) shall be guilty of a Class C misdemeanor. There are courses of action you can take should you feel that one of these rules or laws are being violated and would like to voice your concerns.  If you feel that there is an aggressive dog that is not being physically restrained to its owner’s property, contact the Williamson County Sheriff’s Office at 512-864-8282 (choose option #1 and then option #1 again).   Action can also be taken by contacting the HOA via phone (512-441-1041) or email ([email protected]) with complaints, though the offense must be witnessed by the HOA prior to action being taken. Additionally, the HOA often sees complaints about neighbors allowing their pets to leave waste on their property or in common areas.   We ask everyone to be considerate of their neighbors and please pick up after their pets.

Habitat for Humanity of Williamson County creates and sustains home ownership opportunities in Williamson County for families with incomes of $15,000 to $45,800. Families are willing to partner with Habitat to complete up to 500 hours of volunteer hours and are able to purchase a Habitat home. Habitat can build a new single-family home in 14-weeks and sells its homes via a 20-year, zero interest mortgage. Our model allows us to build homes affordably ($55,000 - $80,000 depending on location in Williamson County) while using Habitat home mortgage (principle) to build future Habitat homes. Through home ownership, Habitat partner families stabilize their lives. Parents can break the cycle of generational poverty by creating an asset through their home for themselves and their children. Parents and children excel in work and school, their physical and social health improves, and they are more involved in the community. Habitat homes revitalize neighborhoods that were once blighted by a vacant lot and crime while adding to the property tax base and overall community value. A NEW ITALIAN SELECTION IN THE NEIGHBORHOOD BY SHIRLEY ROBINSON, PAUL AZINGER RESIDENT SINCE MARCH 2011

My dinner date and I struck out a few Saturdays ago on one of those late afternoon trips that includes several errands with the fuzzy intent of ‘finding something to eat where we can watch the game’ afterwards. We happened to be in Stone Hill Center and have tried most of the eateries there but were looking for something new. We drove by Russo’s, one of the newer restaurants and could tell from the parking lot that indeed there were TV screens through the floor to ceiling windows. Pizza, game, wine, check. It was about 7:45 p.m. and when we walked up to the hostess stand and saw how full the restaurant was I thought we’d surely have a long wait. I actually wouldn’t have minded perching at the bar to watch the flurry of action in the open and bright kitchen right at the heart of the restaurant but we were seated right away. While this concept is a franchise chain (which we try to avoid as much as possible) this Russo’s is the only one in the Austin area of the 35 in Texas. The feel is very warm and inviting, relaxed and comfortable. There are three TV screens, not an overwhelming amount for the total space, and the décor incorporates dark browns and reds with granite accents, brick and polished metal tones.. The cloth napkins and polished cherry wood dining tables add a touch of ‘nice’ to bring this up a couple of notches beyond ‘the next new pizza place’. Walking in I had assumed we’d just have to decide on a glass of wine and pizza toppings but after 10 minutes of looking through the menu I was in a dinner selection delirium! The menu goes on for page after decadent page of Italian salads, appetizers, soups, pastas, desserts and of course myriad pizzas and calzones (4 pages just on pizza). Yummo! Meals are accompanied by a basket of warm and chewy Italian flatbread, which helps to stave off your hunger from reading the extensive menu. We finally decided on sharing a small Greek salad (plenty for two)

and the Andrea Pizza, a flatbread topped with chicken, prosciutto, fresh basil and tomato, gorgonzola and a smooth butter garlic sauce. The salad was a perfect start to the meal with a light, tangy dressing and super fresh feta cheese. It was a little heavy on the red onion but they were so thinly sliced that it blended in very well with the rest of the plate. Our pizza arrived and we knew we’d be taking a fair portion home for the next day’s lunch – it was large enough for four people comfortably. The flatbread is the same delicious stuff that comes in the basket at the beginning of your meal and it held up really well to the toppings. Our server also passed along the fun fact that gorgonzola is blue cheese. Other menu items include flatbread sandwiches, 15 pasta dishes with multi-grain and gluten free options, and house specialties like chicken saltimbocca, gnocchi Alla Piedmontese and classic chicken Marsala. With our two glasses of wine, salad and pizza, our bill came to $35 before tip. This is a restaurant that I would feel comfortable bringing our two rambunctious boys or having a nicer weekend dinner close to home. Service was excellent and the kitchen had great timing between courses. Everything tasted fresh and delicious. This will be on our return list in the very near future! BACKGROUND ON RUSSO’S: Russo’s New York Pizzeria is based in Houston, Texas and was established in 1992 by Anthony Russo. They are famous for their “party pizzas,” which are 28 inches in diameter. Operating on the idea that “if it’s not fresh, don’t serve it,” the chain has more than 30 locations in Texas, Tennessee, Arkansas, Florida and Oklahoma. Approximately every 60 seconds, an American will die from a coronary event. According to the American Heart Association (AHA), an estimated 71 million Americans have some form of heart disease, the most common being high blood pressure. And most of these problems are self-created by poor lifestyle choices. What can you do to live heart healthy? The AHA recommends: • Eating a healthy diet • Lean, skinless meats and poultry • Fat-free, 1% fat, and low-fat dairy products • Avoid foods containing partially hydrogenated vegetable oil or added sugars • Avoid foods high in dietary cholesterol • Prepare foods without added salt, saturated fat, and trans fat • Exercising regularly • 20-to-60 minutes per day, 3-to-5 times per week • Avoiding tobacco products and tobacco smoke • Limiting your alcohol intake • Women: 1 drink per day (maximum) • Men: 2 drinks per day (maximum) In addition to poor lifestyle choices, heredity plays a factor in heart disease, too. It is therefore important to know your family history to help identify familial risk factors and help prevent the development of certain familial illnesses.
