Here’s wishing the New Year brings you all Health, Happiness and Prosperity! The holiday party was a success, many thanks to all those who assisted and especially to our social chair Charlene Casillas. We gathered quite a lot of food for the Capital Area Food Bank, thank you for all the generous donations. We have our bids for a 20 year infrastructure study to review the condition of physical assets in the community such as the clubhouse, pool, walls and roads. We awarded a contract for the study at our meeting in December and hope the engineering firm will have it complete by end of January. The 2015 CMHOA Annual Meeting will be held at 7:00 p.m. on Wednesday, February 18, 2015 at the Association Clubhouse, 6007 Mount Bonnell Road. You will receive information by mail regarding the Agenda, nominees running for the CMHOA Board of Directors, 2014 Draft Annual Meeting Minutes, and the official ballot and proxy. Please take a moment to review these materials and exercise your privilege as a homeowner to vote. Your attendance at the Annual Meeting is very important. If you cannot attend, please be sure to fill out the Proxy section of the ballot and drop it off at the clubhouse or mail it to the office in the stamped envelope provided prior to the meeting. requirement for conducting business at the Annual Meeting is that at least forty percent (40%) of the homeowners, represented in person or by proxy, must be present to constitute a quorum. If you are planning any updates or modifications to the exterior of your home please contact the ECC and file the appropriate paperwork with them prior to doing the work. SOCIAL COMMITTEE NEWS AND EVENTS

1. Paying by check & coupon: Please include the coupon with your payment. Peel the preprinted address label in your coupon book and send your payment to BB&T in Florida. BB&T is the contracted firm to process all HOA dues. Exception in delinquent payments from delinquent notices. When paying your dues in response to notice from the Association, please send those payment to the Assn's office at 6007 Mt. Bonnell Rd. I will process the payment here at the office. 2. Online payments: Reminding homeowners paying online to remind their pay provider to increase their monthly payment from $45.00 to the new rate of $47.00 per month and have the new rate effective January 1, 2015. 3. Email address. Reminder to homeowners that allow the Association to use their email address for Association businesses: Please let the Manager know when you change your email address so that the list is kept updated.

I would like to thank everyone who came out to join us at the Annual HOA Holiday Party last month. The turnout was exceptional and everyone really enjoyed meeting new faces in the neighborhood and spending time socializing with all our Cat Mountain Neighbors. The party would not have been so successful without the help of the following volunteers: Our fabulous planning committee, chefs/cooks: Dwight Granger, Bryan Harter, Gaye Chargualaf, Charlene Casillas, Lisa Castillo, Gail Dully, Debbie Pollock and Lee & Carol Blanchard Our amazing decorating committee: Jesse Chargualaf, Dr. Angie Clark & John Wolf Our secret elves: Judy & Larry Eichenbaum for lending us their fire pit, Faye Van Haren for running our last minute errands & Marc Dully for always being there to help us any way he can! CAT MOUNTAIN VIEW (Wine Club - Continued from Page 3) The wine club would like to thank Dick Oppenheimer, David & Delia Adams, Richard Schley & Ronnie Gerry, Lisa Castillo & Fay Van Haren and Jeff Howdeshell & Courtney Barry, who all either opened their homes or hosted a fabulous social at the clubhouse in 2014. We appreciate your enthusiasm in coming up with themes and helping keep the club thriving for yet another year! As in years past, the wine club will be on hiatus during the holiday months but will kick off again in 2015! Please look to our upcoming newsletters for more information on future dates. If anyone in the neighborhood is interested in hosting an upcoming wine club social please contact Char Casillas at the email below. “Hosting” consists of coming up with a date, time & location and each social is a casual gathering where neighbors are asked to bring an appetizer or dessert to share along with a bottle of wine corresponding with a theme chosen by the host. Wine Club Socials can either be held at a home of a resident or at the club house and are always an evening of great conversation with great friends. CAT MOUNTAIN VIEW CAT MOUNTAIN CLUB HOUSE RENTAL INFORMATION The Cat Mountain HOA has a beautiful community clubhouse available for use to HOA residents. The clubhouse consists of beautiful wrap around windows, high ceilings, 2 couch sitting areas, eight 8’tables, 60 folding chairs, a custom bar, ceiling fans, stereo, small kitchen with refrigerator, sink, microwave, separate men & women’s restrooms and a covered patio. CMHOA homeowners in good standing are permitted rental and use of the Clubhouse. Reserving the clubhouse is on a first come basis by calling the Manager at the office 512-451-3884. Once you have confirmed your rental date, the HOA Manage will inform you of your rental fee & deposit deadlines. The fee for renting the clubhouse is $100.00 per day with a deposit of $200.00 which will be refunded IF the clubhouse is returned in the same condition it was rented. Those interested in renting the clubhouse will receive a key the day prior to your rental date and must be returned the next business day no later than 1:00 PM. A Rental Agreement must be signed agreeing to the following rules prior to receiving a clubhouse key: 1. Music should not be played or performed so as to be heard by our homeowners. 2. The door shall remain closed while music is being played or performed. 3. All functions shall end on or before midnight. 4. Use is limited to homeowners in good standing. 5. Smoking is not permitted inside or outside of the clubhouse, including the pool and parking lot areas. 6. Per the city Fire Code - the maximum number of people at any activity is 50 people. 7. The homeowner reserving the clubhouse must host the activity and must be present and personally responsible at all times. 8. The homeowner using the clubhouse must remain on the premises following the conclusion of the event until all attendees have departed and ensure that the clubhouse is safely secured (with all doors and windows locked before leaving the clubhouse). 9. The homeowner reserving the clubhouse is responsible for returning the premise to its original condition and agrees to do the following after use: a. Empty & clean the refrigerator, bathrooms, microwave oven, and table tops after use. b. All trash must be removed and disposed at the homeowner's residence (not left at the clubhouse). c. d. Must turn off all lights, Air Conditioning and lock all doors. 10. The clubhouse may not be used for regularly scheduled meetings unless they involve a majority of Association members and are approved by the HOA Board of Directors. 11. Persons under 18 years of age are prohibited from using the clubhouse unless one adult for every 10 minors is present at all times. 12. The clubhouse shall not be used for profit making activities. 13. Renting the clubhouse allows pool usage, but residence usage continues. 14. It is the renter's responsibility to inspect and report any existing damage immediately afterwards. DAMAGE: If damage occurs, the deposit shall be applied to the amount of damage incurred and/or forfeited. If the deposit is not sufficient to cover all damages, then the member will immediately pay the additional amount or be subject to Board or legal action. Otherwise, all or part of the deposit will be refunded, provided that all other rules and regulations have been followed.
