Board Meeting Minutes September 22, 2009

The VOOA board meeting was called to order at 7:13 PM by Vice President, Deirdre Goggins. A quorum was confirmed; Suman Barrett, Walter Sotillo, and Ed Medford were also present. Denise Gehrmann-Jimenez & Carrie Guipe from Southwest Management were also present and Carrie took the minutes. Ed made motion to approve minutes from the August 27. 2009 BOD meeting. Walter seconded the motion. All approved. Committee Reports Reviewed the proposed Tennis Court Rules and decided to add a rule that states that owners are responsible for any damages. Suman made a motion to approve the Tennis Court Rules with the aforementioned addition. Ed seconded. All approved. Reviewed the Strayhorn quote for repairs to the Tennis Court windscreens. Walter made a motion to approve the Strayhorn quote for repairs. Suman seconded. All approved. Reviewed the Pool Disciplinary Procedure. Ed made a motion to approve the procedure with the edits discussed. Suman seconded. Landscape Committee discussed lawn maintenance schedule, the landscaping at the Sam Bass entrance, and the efforts to use natives as a solution to drought and high-saline well water. Board Meeting Minutes - (Continued from Cover Page) Management Report A resident is protesting their parking violation. Denise has asked the owner to attend the next board meeting to file a formal appeal. Reviewed Task List: Ed will review pump repairs with Denise. At Ed’s request, Denise will get a 2nd bid for repairing pool tile. Denise is in the process of getting bids on many of the action items. Discussion about why VOOA is over budget YTD. Variance due to not including sales tax and not getting financials from Plateau Property Management until very late. Discussion about owners who are past due and the collection process. New Business Discussion about the security camera proposal and all liked the option that allowed for equipment expansion. The board asked that the vendor attend the next meeting to review details. Ed made a motion to accept the proposal to have the park handrail rebuilt. Walter seconded. All approved. Old Business Members debated article 8.02 regarding fence maintenance. Deirdre will prepare an article for review by the board. 8:39 pm meeting is adjourned.

Homebuyer Tax Credit Update: On Nov. 6th, 2009 President Obama signed the bill to extend the homebuyer tax credit through April 30th, 2010. This time the bill includes benefits for current home owners as well, opening up opportunities for a much larger public. First Time Homebuyers: This group includes those who have not owned a home in the past three years. The tax credit is 10% of the purchase price with a maximum of $8,000. Current Owners: Current owners must document that the house they sold or is currently on the market for sale was their primary home consecutively for 5 out of the last 8 years they owned to qualify for the tax credit. Those eligible would get 10% of the purchase price as tax credit capping at $6,500. Income Limits: Singles tax filers can earn up to $125,000 to get the full tax credit. If they earn more they can receive a partial credit. At $145,000 and over in earnings, a single tax filer becomes ineligible for this credit. Joint tax filers can earn up to $225,000 to get full tax credit, with partial credit if earnings are below $245,000. Deadlines: For buyers to qualify for the tax credit, all contracts will need to be effective by April 30th, 2010 with a closing no later than June 30th, 2010.

Vista Oaks Tips for Teaching Children

Teaching your children table manners may sound old fashioned, but it never goes out of style. Having good manners shows your respect for other people, and it’s more than saying “please” and “thank you.” It’s about helping your children develop habits and behaviors that will help them relate to adults and other children in a positive way. “To make your family mealtime time special and relaxing, slow down, sit and talk with your children and expect good behavior. You will be pleasantly surprised at how much easier and enjoyable it will become,” said Dr. Mary Zurn, vice president of education for Primrose Schools. “This is important because children with good manners often find it easier to make friends and get along with others at school and at home.” Dr. Zurn offers five table manners tips to get parents started: 1. Start early: Don’t wait until you think your child is “old enough” to learn polite behavior. Just as children learn to crawl before they learn to walk, they also learn manners in stages. Even infants watch parents for rules of expected behavior. Very young children can learn to sign key phrases

saying, “Good job,” you can say, “I’m so glad you set the table.” 3. Encourage polite conversation: Children as young as two can learn to engage in polite conversation at the dinner table with the right kind of guidance. As you are at the table eating together, show them how to take turns listening, talking, and asking questions. 4. Set a good example: Make sure your words and actions match. Children watch parents all the time for behavior clues. For example, if you want your child to eat broccoli because it’s a healthy food choice, you will need to let them see you enjoy eating it as well.

2nd Annual

Santa “Claws” Fundraiser

Street Cat Rescue is having their 2nd Annual Santa “Claws” Fundraiser, Saturday, December 5th, 2009 at the beautiful Austin Business Furniture Showroom, located at 9300 United Drive, near 183/Burnet Rd. from 6-9pm. Come and share great fun, food, music, a silent auction, door prizes, and even a little dancing! Street Cat Rescue is an all-volunteer non-profit charitable organization whose mission is to trap/neuter/return feral and stray cats, and adopt out socialized cats/kittens getting them off the streets and into loving homes. In addition, Street Cat Rescue educates the public on the pet overpopulation problem and TNR- a humane solution to the feral and stray cat population. Trapping classes and other training is also offered.    The fabulous six-piece band will provide music, the Divas and Cavaliers with special musical guest Bill Snipes. There will be a raffle and tickets may be purchased in advance by phone, online or at the event. Drawing will be held at 8:00pm. A $20.00 donation cover charge includes food, beverages (including beer and wine), a door prize ticket (great prizes!), music, and a little dancing!
