Official Community Newsletter Message from the Board of Directors By: Eric Steen In the past year the Sendera Board of Directors has delivered on recommendations to the Board for improvements. their two main promises: cutting wasteful spending, and improved Landscape Committee – Oversees the maintenance of the common communication. Newsletter Committee – Solicit articles, and assist in layout of the monthly newsletter. Pool Committee – Insures that the pool is maintained properly, and handles any questions about access, parties, etc., and makes

Architectural Control Committee Guidelines Update by Eric Steen, Architectural Committee Chair Often, residents do not get a chance to read the Declaration of Covenants, Conditions and Restrictions (DCCR) thoroughly. This results in unintentional violations, which can create awkward situations that can be expensive for both the Association and the individual lot owner to rectify. To help avoid these situations the Sendera Architectural Committee (AC) has put together some guidelines addressing the most commonly asked questions regarding the DCCR. The guidelines presented here are not intended to replace the DCCR or the written approval of the ACC, but to assist the resident in complying with DCCR. What the DCCR says: Section 3.08 titled “Maintenance” states the following: “Each Owner shall keep all shrubs, trees, grass, and plantings of every kind on such Owner’s Lot cultivated, pruned, free of trash, and other unsightly material. All Improvements upon any Lot shall at all times be kept in good condition and repair and adequately painted or otherwise maintained by the Owner of such Lot.” Section 4.11 titled “Landscaping” states the following: “The front yards of all Lots, from the front property line to the front wall of the house, shall be fully sodded with St. Augustine, Bermuda, Prairie Buffalo Grass or other sod approved by the Committee. On each individual lot, … provide a minimum of one (1) tree …” Ways to Comply: 1. Please keep “compatibility” in mind when selecting your lawn furniture, decorations, and improvements. We interpret the term “compatible” to mean closely resembling the physical appearance and material quality of the home on the lot as well as homes in the neighborhood. 2. All improvements must be properly maintained, free of corrosion or rot, clean, and attractive. 3. Masonry or stone borders, fountains and ponds, or other similar projects are considered significant landscaping improvements and require ACC approval. 4. Proper lawn maintenance includes, but is not limited to, the following: • St. Augustine grass should be maintained between a height of 2 ½ to 3 inches. • It is acceptable to vary mowing heights to accommodate uneven grade in the landscape and professional landscaping recommendations. The Bigger Picture Barbara J. Richardson Interesting things are happening with the properties just North and South of Slaughter at Mopac. The owners, Walmart Stores and Steeplerock Texas Realty Sales, have applied to the City to have both parcels re-subdivided. Walmart will maintain a 10 acre plat while Steeplechase will subdivide into 5 separate parcels. The tenants of the parcels will still be fast food restaurants, banks (need more of those), and a four-door strip center. Sendera Board Member Eric Steen will attend the City Council meeting which will address this application. He will highlight our issues such as traffic through and within Sendera, lighting and noise pollution, incorporating more sitdown restaurants, hours of operation, and maintaining a partnership with both the developers and the commercial owners association to ensure that Sendera is included in all decisions. I apologize that this information was not published in last month’s newsletter but I received the notice after last month’s publication date. The Latta Lane extension to Davis is complete. The City has been notified that the sod which was laid on the easements was placed in direct contact with the bottom of our fence pickets. This will accelerate rotting of those pickets and needs attention before damage occurs. I also informed them that we want to discuss getting street lamps on that section, and to be included in whatever decisions are made regarding traffic control at the intersection of Latta and Davis.

Sendera From Sendera's Kitchens For St. Valentine’s Day serve the steak with a tossed salad, shoestring potatoes, and chocolate dipped strawberries. Filet Mignon with Shallot-Red-Wine Sauce From the kitchen of Peggy Scherr 2 tablespoons butter 2 beef tenderloin steaks 1 inch thick (about 4 ounces each)

¼ teaspoon salt

1 large shallot, finely chopped ½ cup dry red wine 2 tablespoons chopped fresh parsley ¼ teaspoon pepper

In nonstick 10-inch skillet, heat 1 teaspoon butter over mediumhigh heat until melted and hot but not smoking. Add steaks; sprinkle with salt and pepper and cook 10 minutes for medium-rare, turning over once. Transfer the steaks to 2 dinner plates. Add shallots to same skillet and cook over medium-high heat 5 minutes stirring occasionally. Add wine and heat to boiling. Cook 1 minute, stirring. Remove from heat and stir in remaining butter. tablespoons of the oil you used for the tortilla strips until soft (about 5 minutes) in the bottom of a soup pot. Then, add the chicken broth, tomato puree or sauce, and water. Next add the dry spices (cumin powder & white pepper). Stir, and as the soup starts to simmer, take a tastetest. Add more cumin and/or white pepper until you reach a flavor to your liking. Add can of green chilis. Let it simmer for at least 30 minutes. Add the cilantro last. Taste it again to see if you need more cilantro or anything else. At this point, it’s done. (If you cook the cilantro too long, it will turn brown and lose its flavor.) To Serve: Place some avocado, cheese, and roasted chicken pieces in a bowl, and then ladle the soup over the top of it. Put crispy tortilla strips on top and serve.

Tortilla Soup from the kitchen of Gena Janssen Soup Base: 1 medium white onion, diced ~8 cloves of garlic, minced 1 or 2 jalapenos or 1 or 2 serranos, minced (leave this out if you don’t like heat) 1 to TBL canola oil from tortilla strips frying 2 quart cartons of low sodium chicken broth 1 quart or a little more of water 1 ~ 14 ½ oz. can Hunts Tomato Puree, or Tomato Sauce or Whole Tomatoes pureed in the blender 1 7 oz. can of chopped green chilis 2 TBL of cumin powder (or more or less to taste) 1 tsp. of white pepper ½ to 1 cup cilantro, chopped Garnish: 1 or 2 avocadoes, chopped into bite-sized chunks , 1 cup (approximately) of diced Muenster cheese (it melts really well); OR, grated Monterey Jack (takes longer to melt) , Crispy tortilla strips (from 1 pkg. 10 or more count corn tortillas), 1 HEB roasted chicken (Original or Mesquite), meat pulled into bite sized pieces To Prepare: 1) Cut corn tortillas into thin, bite-sized strips and fry up in mediumhigh canola oil until crisp. Drain on paper sacks. 2) Sauté onion, garlic, and jalepeno (optional) in a couple of
