Tom Sherman founded Gulf Mechanical Contractors LLC in October 2013 with one employee: himself. Today, the Leesburg plumbing, HVAC and mechanical contractor is working on big projects, expects to have 200 employees by year’s end and $25 million in revenue this year — up 455 percent from $4.5 million in 2014. Sherman, who’s been in the industry for 22 years, founded Gulf Mechanical with Springdale, Ark.-based Multi-Craft Contractors, which remains a strategic partner in the firm. One of the biggest challenges in the industry is keeping skilled labor on staff, he said. There’s so much work available that some workers walk off jobs to another company to pick up a 50-cent raise, he said. He attributes his rapid success to keeping his workers engaged and informed. “At most companies, no one tells them what’s next, so when the job is finishing up, they’re worried they might get laid off and they start looking somewhere else. We communicate what’s coming up next. That way, we’ve been able to retain the guys we’ve hired at this point.” Sherman previously was president of Lake Mechanical Contractors, one of Central Florida’s top privately held firms. After leaving there, he took some hard knocks starting out on his own. Though he was well-known, he had to let others know he now was working on his own. So, he hired business development professional Bill Carson, whom he’d worked with in the past, to get the word out. And then he reached out to his own contact list of professionals. “The challenges in starting your own business are capital and getting started with new clients. I had a lot of contacts going into it and was confident I’d be able to get work.” The first job Sherman landed for Gulf
Mechanical was a $700,000 contract at an assisted-living facility in the Tampa area for an out-of-town general contractor. From there, word spread, and he landed enough work to open offices in St. Petersburg and Sarasota. “He’s a man of his word, innovative and always looking for ways to do things more efficiently, which makes a big difference in his pricing,” said Bobby Terriaco, a construction manager with Austin Commercial who has worked with Sherman on jobs, including a 150-unit Marriott Vacation Resort in Marco Island. “He’s also ramped up with technology and he’s hiring good people.” Things have picked up for Gulf Mechanical Contractors this year as Orlando’s construction industry began booming again. In fact, commercial construction values in this year’s first quarter totaled $278.4 million, up 10 percent from first-quarter 2014’s $254.1 million, according to Dodge Data & Analytics. This year, Gulf Mechanical has secured $7 million worth of mechanical and plumbing work for the SimLearn project at the Orlando VA Medical Center in Lake Nona and plumbing work for the Loews Sapphire Falls Resort at Universal Orlando. The firm also has a backlog of about $40 million worth of projects. As for what’s next, “We’re looking at going into South Florida real soon,” Sherman said. “In fact, we already have one project there.” R CLOSER

How business owners are cashing in on Central Florida’s wealthiest ZIP codes BY RACHEL WILLIAMS AND MATTHEW RICHARDSON
Before opening a business, you may want to know what areas will bring the most customers. A restaurant, for example, may perform best in Oviedo where $84.1 million was spent on eating out last year. In this special report, you’ll see where the money is flowing, and as of 2014, it’s mostly in Oviedo. Ranging from alcohol to personal care and all the products and services in between, Oviedo’s 32765 ZIP code topped the charts for a lot of spending. Despite being the 13th wealthiest ZIP
code in Central Florida with an average household income of $107,486, it still trumped the two wealthiest areas — Longwood and Windermere — in spending. “The growth in east Orlando has created wealth and high-paying jobs, and Oviedo has a reputation of good schools to attract people to live there,” said Sean Snaith of the University of Central Florida’s Institute for Economic Competitiveness. “It could be that the houses in Oviedo have more
people in them to spend.” Donna Fancher of Esri, which provided the data, agreed: “Many factors impact spending other than wealth. A household’s saving rate, family size, cultural background and many other characteristics will impact their spending levels.” James Miller, communications director for the Florida Retail Federation, said Ovie-
do’s location is definitely a factor in spending habits. “The region itself has seen an almost 30 percent population increase during the last decade ... and it sits right off the 417, making it relatively easy to access.” On Page 7, we show which ZIP codes in Central Florida are the wealthiest, and ultimately could benefit your business the most. These rankings are based on factors such as population, household size, average income, net worth, disposable income and average home value. What’s next thing for Legoland Florida? We always will try to keep the park fresh. For example, we will be opening Heartlake City, our Friends-branded land, on June 26. Any plans for more hotels? The accommodation products will slip in where we can. Right now, we already are booked heavily for the remainder of the year.

Any other projects in the works? We are working on a number of projects off-site for central resources. I have been working on some different projects here like a new office complex, and we are nearly there. We hope to make some announcements soon. Thoughts on the new Merlin attractions at I-Drive 360? We have a fantastic team there. We now are selling an $89 ticket that includes admission to Legoland Florida and the three attractions there. If you upgrade to the $149 annual pass, you can get access to all our attractions all year. You sound like a busy guy — are you still Merlin’s point person for Orlando? I am still the most senior person on the East Coast so, yes, I still will be keeping an eye on it all.

The business of patience pays off at Star Wars Weekends Fans are following the Force to Disney’s Hollywood Studios for Star Wars Weekends. The five-weekend event, which runs May 15-June 14, is expected to draw thousands of travelers. It’s part of Orlando’s $60 billion tourism industry that attracts 62 million visitors annually. Guest appearances, stage shows and offerings like event merchandise and special dining experiences guarantee the success of the celebration, while the strong fan base guarantees long lines. On opening day, guests waited for more
than two hours for a chance to buy limitededition event collectibles. Crowds began building along Hollywood Boulevard for the Stars of the Saga Celebrity Motorcade more than three hours before start time. But the presence of costumed characters and an army of fellow fans made the wait bearable — and even enjoyable. Cameras were aimed as much at the T-shirts and costumes in the crowd as they were at the parade, while conversations and camaraderie helped bolster depleting supplies of patience. To paraphrase a point made by Walt Disney, I only hope we don’t lose sight of one thing — it all starts with the fans.

I-Drive’s iSquare megamall, hotel prep for 2016 groundbreaking The big 27-story iSquare Mall + Hotel in the works on Orlando’s International Drive is moving from a pie-in-the-sky idea last spring to a projected January groundbreaking. The Orlando and Miami offices of HKS Architects Inc. and Santa Monica, Calif.based interior design firm Hirsch Bedner Associates are preparing revamped renderings and development plans, and construction documents are expected to be finalized later this year. Once that’s complete, permitting applications will be turned in to the city of Orlando and construction manager Balfour Beatty Construction will be ready to get shovels into the dirt at the corner of I-Drive and Kirkman Road. HKS Architects has about 14 people on the team for the dual-tower hotel and

multilevel mall, said principal and Orlando office director Matt Clear. By the end of this year, his project team will be about 50 strong. “There’s a lot happening with this project, even though you can’t see it yet.” Meanwhile, developer Abdul Mathin is busy trying to secure a Forbes Travel Guide rating for the hotel portion of the project.
The project is set to include a five-star, 500-room Solis Orlando Hotel. And there’s a 100-room Capella Suites going after a “seven-star” rating — something Mathin plans to approach Forbes Travel Guide to secure once design and amenities are finalized. Forbes Travel Guide’s 2015 list of winners includes 115 five-star hotels, but no mention
of a seven-star rating. Although there is no classification for a seven-star hotel in the U.S., hotel experts said Mathin’s statement likely could point to a level of luxury, service and amenities not yet found nationwide. And that’s just what Mathin, chairman and CEO of The Blackmine Group, said he’s aiming for: “Capella Suites at iSquare will be highly exclusive. Maybe the ice skating rink will have black ice or purple ice instead of white. Our food court will be a different concept. I don’t want to go into too much detail, but we’re trying to design this as a new concept in hospitality, entertainment and shopping.” The Blackmine Group is investing up to $100 million into the project, while another $200,000-$250,000 will come from private investors, Mathin said.

Tech mentor on why women make ideal managers BY MATTHEW RICHARDSON

Kirstie Chadwick has two children — both in college — but if you ask her, she still has a bunch of “kids” she’s watching over when it comes to Orlando’s tech startup community. As former executive director of Orlando’s tech accelerator Starter Studio — a three-month program that helps small tech firms develop their business model — Chadwick, 49, has mentored more than a dozen participants. In March, she stepped down to accept a role as president and CEO of the National Business Incubation Association in Orlando, which has 2,200 members in 60 countries. Chadwick’s mentoring chops date back to 2004, when she was founding director of the University of Central Florida’s Venture Lab, a program that mentors tech entrepreneurs, students and faculty in business planning and equity financing. During her seven years with Venture Lab, the program got more than $4 million in funding to help with regional economic development programs. Before that, she co-founded Orlando software firm Digital Owl in 1999. Chadwick raised $13 million for the company, but later faced the dot-com market collapse in 2001 and closed the firm at the end of 2002. Here, she talks about going from business owner to business mentor, mistakes she’s made and why she believes women are built to run tech firms.
What was your first career turning point? With Digital Owl, I had to navigate that company through a rough market. So, after Digital Owl, I was going to take some time off because I was exhausted. That’s when I started volunteering with UCF’s incubator. During that time, I decided to get my master’s degree. I fell in love with mentoring students. At first I thought it was temporary, but six years later, I was still at UCF helping entrepreneurs. What mistakes have you made in your career and what did you learn from them? One of the more painful mistakes I’ve made is hiring folks who were friends or people I know personally. I hired them because I knew them, not because they were the best people for the position. Not only did I have to let

We did recover, but it definitely was a mistake on my part. So, if you’re going to hire a friend or relative, make sure they’re the most qualified person on the planet — otherwise, open up the recruitment process. What was the scariest day in your career? When the stock market crashed during the Internet bubble. It was the day I had my first investor meeting to raise my second round of capital for Digital Owl. I was in New York City in the boardroom of the American Express venture capital group and the secretary comes in and tells me my meeting was delayed because there are some issues going on with the stock market. When the gentleman finally came in, he was covered in sweat — keep in mind that this was a very wealthy, confident venture capitalist. We did manage to raise the money, but it was a marathon that year. Who has been the most important mentor in your career? called Wind River Systems. I learned a ton from him on how to manage by empowering people. As a mentor, have you had a big impact on one particular entrepreneur? Cheryl Baker at BioCurity, who went on to win the Rollins business plan competition. It’s much more difficult for biotech companies to get capital because of the nature of the complexities, such has having to get FDA approval, but Cheryl has done a great job of taking what we helped her through in those early days. As a mentor, what’s been the most random question you’ve been asked? “Can you introduce me to investors so I can quit my day job and start my company?” It’s a question entrepreneurs often ask when they’re first getting started, not realizing they have to build a company to get investments.
What new plans will you introduce to the National Business Incubation Association? I was brought on to expand the scope of the organization, because in the past, it mainly focused on incubators for membership and there’s a lot more incubators out there than people realize. What drives your business decisions? Profitability, and I always overlay that with ethics. I’m driven by doing the right thing and paying it forward. What’s your advice for other women trying to make it in your industry? Go for it and don’t let anyone tell you that you can’t. There’s a small group of us who are women tech entrepreneurs in Central Florida, and none of us talk about being a woman being an issue. I never really felt like being a woman hinders me in my career because investors look for great companies. The big issue is getting girls to consider a career in engineering. I probably am biased when I say women make ideal managers in an environment like a tech startup, because it requires a collaborative effort and women generally build on collaboration. Men tend to build by the boss/employee mentality.

LET’S GET REAL ABOUT ALL THESE RANKINGS THAT MENTION ORLANDO I am easily amused by the darnedest things. It’s probably because life often is stranger than fiction, especially as seen in the 350-400 emails I get each day. And about three or four times a month, emails hit my inbox to let me know how Orlando ranked among Cindy the top [fill in the blank here]. Take, Barth for instance, two rankings that came out this month. In early May, Orlando’s number of startups, cost of real estate, low taxes and great weather earned it the No. 22 ranking in Biz2Credit’s list of the Best Small Business Cities in America. That means we were one of the best cities among the many cities that can be found in the United States that were rated. But wait, because here’s where these little analyses get interesting. That same week, WalletHub did an analysis to find the best and worst U.S. cities in which to work for a small business and ... Orlando came in barely average because the rankings were based on other factors. But wait, again. In November, a study by NerdWallet ranked Orlando No. 20 among the best places in the nation for young entrepreneurs. Hmmm. I’m having that flashback to my college days when a professor told us, “Statistics don’t lie, but statisticians often do.” So let’s see how we did in other rankings. In February, Forbes ranked Orlando as average in its list of the best job markets in the U.S. But in January, Orlando ranked as the 11th highest city in the nation, and 73rd in the world, in a Brookings Institution economic performance measurement. Said the Brookings analysis: From 2013 to 2014, Orlando increased its employment by 3.5 percent, well above the national average of 1.2 percent. Orlando also has a GDP increase of 0.1 percent in that time period. My head is hurting again. How’s your doing? The funny thing is we know you love these rankings, because our Web metrics tell us so. But let’s be honest about these things: They often contradict each other because everyone uses a different set of metrics to rank, which, in turn, can cause confusion — if that’s all you look at. And some rankings are just plain weird. I had a chance this past week to chat with several dozen of our Fast 50 honorees. I asked these CEOs of the region’s fastest-growing companies what their take was on the general health of the local economy and whether we have, in fact, achieved a real level of growth again. Every single one told tale after tale of the increased flow of opportunities, how they were hiring and why they think next year will be even better. 3 surefire questions for hiring the right people When former Monster.com President Steve Pogorzelski joined Avention as CEO in 2014, his first order of business was to get the right people on board. He knew that if he wanted to do so, it would require that he clearly define the company’s values and corporate culture. To Pogorzelski, values and culture are essential, because they help guide members of the company to evaluate progress, conduct operations and make important decisions, including who should be hired, fired and rewarded. While there’s no single secret to finding the right candidate, of course, Pogorzelski believes having a strong value system and a defined culture can help you determine who will thrive at your company. Here are his go-to interview questions to determine which candidates bring the right qualities to open positions. 1. What was your biggest business success story? In asking this question, Pogorzelski looks as much for the way in which the job seeker tells the story as he does at the story itself. Many candidates, eager to appear accomplished and qualified, position their successes as accomplishments they reached on their own. For him, overuse of the pronoun “I” is a red flag when potential hires share examples of their most successful moments. Candidates who say “we” and give their coworkers and teammates credit are the kinds of people likely to take on more work in the name of helping colleagues and developing a positive, collaborative culture.
2. What was your biggest failure during your career and what did you learn from it? With this question, too, Pogorzelski looks closely at the ways in which candidates describe their experiences. Taking accountability in times of failure is an important piece of Avention’s value system, so he considers whether prospective hires take full responsibility in the retelling of their biggest failures. 3. What could I do differently or better as CEO? It’s never an easy question to answer, but it’s one of the most important ways to assess whether potential hires align with the value system. Candidates who shy away from answering this question may not be brave or direct enough to succeed. Those who are informed and bold enough to tell Pogorzelski how he and Avention could improve are the types of candidates who reflect the company’s culture of courage and openness. Job interviews are all about asking the right questions, but it can be difficult to figure out what those questions are in the first place. A defined set of values and corporate culture helps you not only identify the right questions, but also understand what to look for in a response. It’s a method that’s worked for Pogorzelski throughout his career, and one that has helped him build a world-class leadership team poised to propel Avention’s growth.
