Hunter's Chase Gazette A FOCUS ON PHYSICAL ACTIVITY Pathway to Improved Health By Concentra Urgent Care

Being physically active is one of the most important steps you can take to maintain or improve your health. When combined with eating a healthy diet, regular exercise can substantially reduce your risk of chronic disease, prevent weight gain, and improve your overall level of physical and emotional fitness. HOW MUCH PHYSICAL ACTIVITY DO I NEED? The U.S. Department of Health & Human Services (HHS) has recently published several recommendations related to exercise: Any physical activity is better than no physical activity • Includes people with disabilities • Far outweighs the possibility of risk of injury or illness Most health benefits occur with at least 150 minutes a week • Both aerobic (endurance) and muscle-strengthening (resistance) are beneficial For most people, additional benefits occur when • You increase the intensity of your physical activity • You increase the frequency of your physical activity • You increase the duration of your physical activity SHOULD OLDER ADULTS EXERCISE,TOO? The same HHS guidelines apply, but older adults need to make sure that their fitness level and any chronic conditions allow them to safely perform physical activity. For example, if an older adult is at risk of falling, he should do exercises that maintain or improve his balance. WHAT IF I HAVE A CHRONIC MEDICAL CONDITION? If you have a chronic medical condition, you should be under the care of a health care provider. It is important to consult your physician about the type and amount of physical activity appropriate for you. HOW DO I GET STARTED? The health benefits of physical activity far outweigh the risks and some activity is better than none. Persons who have not been diagnosed with a chronic condition (such as diabetes, heart disease, or osteoarthritis) and do not have symptoms (e.g., chest pain or pressure, dizziness, or joint pain) do not need to consult with a health care provider prior to starting an exercise program. For more information on total fitness programs in general, you can contact your health care provider, your Concentra health specialist, or visit the National Safety Council’s Web site at: http://www.nsc.org/ resources/Factsheets/hl/fitness.aspx.

Hunter's Chase Gazette Deed enforcement reminders for May

Keep you property neat and maintained. March and April have been great months for our yards, especially considering how dry it was last year. Weeds especially have been growing, well like weeds. It’s time to break out the lawnmower and mow! Trash cans. If you have TDS trash cans and you don’t pay the bill, they will pick up your trash cans and stop servicing your property. Call 311 to establish trash service with the City of Austin (Austin REsource Recovery) before the garbage piles up. Austin Resource Recovery will be taking over trash service for all of Hunter’s Chase beginning 2013. If you don’t routinely fill your 90 gallon trash can Austin Resource Recovery charges less for the smaller cans and you could save some dollars. Sidewalks. Are your bushes overgrowing the sidewalk? Do you or others have to step into the street to avoid vegetation on the sidewalk? Sidewalk do need to be kept clear and available for use by all foot traffic. Please trim vegetation back so foot traffic does not have to enter the street to pass. Got a deed violation you need to report? Call Goodwin Managment at (512) 502-7503. Please understand that not all deed violations can be resolved immediately.

Looking for Volunteers! Center for Cultural Interchange is looking for volunteer hosts for foreign students. These students need a caring and safe environment to stay for the school year. Our students come from over 60 countries and are high school aged. They have their own spending money and are fully insured. Hosts are required to provide a bed and meals in their home. Searching for volunteers for the fall school year now. For more information or to get started please contact Jennifer Tausworthe at 713-203-6556 [email protected]

The Real Estate Market is Tight in Hunters Chase Active (as of April 9) Pending Sales Sold 2012 (Jan-Mar) Sold 2011 (Jan-Dec)

# of Homes 6 2 3 35

Avg. Price $203,900 $207,450 $218,333 $202,148

As a Hunters Chase resident who has lived right here on Partridge Bend for many years I have a vested interest in this community and my neighbors!

How does the future look?

One of the most positive signs for Austin real estate is the shrinking inventory of homes for sale. In Austin there are 20% fewer listings on the market than this month last year while sales are 16% higher (Feb, 2012 MLS single family home stats.) Hunters Chase is no different with only 6 homes on the market entering our busiest selling season. This lack of homes available should benefit home sellers and allow them more leverage in the negotiation process.

Please call me today at 576-1504 to find out how much your home is now worth in this market Keller Williams - 12515-8 Research Blvd #100 Each office is independently owned and operated
