2008 Assessment Statements

The 2008 assessment statements will be mailed in November. Please be aware that the assessments are due January 1, 2008. If you are unable to pay your assessments in one payment please contact SCS Management Services at 281-463-1777 and ask for the accounting representative for your association to set up an installment plan. The Association has a collection schedule policy that is actively followed. Avoiding payment can be very costly not only to you the resident but to the association as well. Avoid continued charges and pay in a timely manner or set up an installment plan!

Single’s Ministry

One of our neighbors is starting up a Single’s Ministry.  This ministry is by singles who are looking to hang out with other single’s in the community.  The initial plan is to get together once a month.  NOTE:  This is not a dating service!  The purpose of the ministry is to fellowship with one another about all sorts of topics, attend events and to exercise our talents and gifts by participating in activities that focus on reaching out to our neighbors and families.  All singles, college age and older are welcomed.  This ministry is associated with a local Church in Kingwood.  You do not have to be a churchgoing person to join... just single!!!  If you are interested in becoming a part of this ministry, please contact Georgina at g_vanloon@yahoo. com with any questions you may have regarding the upcoming events.  There will be a website established shortly to which you can refer to for all monthly activities, etc.

Senior Citizens Support Network

If you are a retired person, senior citizen or know of someone that fits in this group, this is for you. One of our neighbors has put together a Senior Citizens Support Network. This will be a phone chain, once weekly luncheon and also a once a month game night.   There are a lot of Retired Citizens in Kings Manor and some that don’t have a Support System that need to be brought together.   If you are interested in being part of this Support Group or know of someone that could be, please contact Cinda at 281358-8483 for more information.   

MUD Tax

The Kings Manor Municipal Utility District tax for water, sewer and drainage is dropping  from $1 to $0.88 MUD Tax is $0.88 per $100 of assessed value. So if a house is assessed at $179,000 the MUD Tax would be $.88per 100 x 10 = $8.8/1000 x $179 = $1,575.20 Last year would have been... $1per 100 x 10 = $10/1000 x 179 = $1,790

The Types of Neighborhood Watch Programs

Neighborhood Watch is simply a crime prevention concept that calls for citizens to watch out for their neighbors’ property. Knowing this, criminals are generally unwilling to risk detection, so they don’t commit the crime or go elsewhere. Due to recent vehicle break-ins, we need to be watching. Criminals may be dissuaded from committing a crime in one neighborhood using passive observation, they may be willing to take the risk in a more rural community using the same basic strategy. Passive Observation: Passive observation is an activity residents must always be involved in. Residents must always be on the lookout for suspicious or unusual activity. Passive observation is not recommended as a patrol substitute except in the smallest and most compact communities. Window Watch: A scheduled activity, window watchers should set a routine to follow. Whether checking every 15 minutes, or more of less often, they should be aware of the responsibility to make an effort to stay to their routine. Window watchers are often residents who are house-bound for reasons of health, age, disability, being a single parent or being a primary caregiver in the home. Walking Patrols: Many Neighborhood Watch programs assign residents to walk within a several block area to actively look for suspicious activities. Most often during the daylight hours. Active, scheduled, patrols are only done in pairs ( i.e., husband and wife or two neighbors) during periods that crime is most likely to occur, recent crimes 9am – 2pm. Upon observing suspicious activities, walking patrols are to contact the police. Patrol members are cautioned against personal intervention or confrontation. Mobile Patrols: Mobile patrols are normally used during highcrime periods, nighttime and when it is hot out. Early morning hours are a good time to patrol before heading out to work. Even if you’re not actively participating in one of the above Neighborhood Watch programs, you still may contact police to report suspicious activity. Please call 911 to report crimes in progress and/or events which are life threatening or immediately damaging to property such at fire. Use the non-emergency number to report crimes which already occurred and when the suspect is no longer in the area, or to advise police of suspicious activity. NOTE: Neighborhood Watch is designed to prevent, detect and report crimes. Enforcement action is ALWAYS left to the Police/Sheriff Department

There is Graffiti on the playground equipment by the pool.  Apparently Nikki loves Randi and thinks she is quite the poet.  Some of the language is not appropriate for the young children that visit this play area.  Does anyone know a Nikki or Randi?  This graffiti costs you and me about $100 to clean up.  If you love someone tell them, please don’t write it on Kings Manor property where everyone must pay to remove it. 

Ah! There’s a hint of Autumn in the air...

Your lawn is preparing for its winter hibernation, and will undergo some physical changes as colder weather heads our way. Following a few simple steps will help ensure the resilience of your lawn through the harshest of winter months and provides a nice, healthy head start next spring. As an added bonus, these steps will help you use water more efficiently, too. As daylight hours shorten and the sun’s intensity decreases, lawns begin to require less water. Beginning in October, watering times should be progressively cut back by 10 percent every three weeks or so until the winter rains arrive. Remember, the average lawn needs only one inch of rain or irrigated water per week. Rake and remove the majority of leaves and/or pine needles to allow your yard to breathe. Flat leaves can smother grass and prevent air and light from getting through. Consider starting a compost pile...decomposing leaves are great for loosening clay soils, and for adding back moisture and nutrient-holding capacity to sandy soils in beds.
