Goings On in Kings Manor

A note from our Party Coordinator. The 2006 Kings Manor Christmas Party and Play was a success and our Kings Manor Actors were great! I would like to apologize for having to turn down so many people before the deadline of the RSVP. We had over 130 people confirm and due to the room only holding 100 people I had to cut it off. In March, we will have a Block Party out doors were there is not cut offs. It’s gonna be just as great and we are going to have live animals, its a circus theme. :O) Thanks! From the Board - The drainage ditch that runs behind Knights Cove will be cleaned out, graded and seeded in 2007. Deed Restrictions are enforced to maintain the appearance of our community and value of our houses.

Important Information: PLEASE READ!

Per the community’s deed restrictions, all Kings Manor/Park at Kings Manor residents are required to fill out an architectural application prior to the beginning of any exterior improvements on their property. This includes but is not limited to – painting of the home; installing patio covers, pools, fences, satellite dishes; driveway extensions; window screens; large scale landscaping and etc. To more effectively serve the community, the Board of Directors has elected to engage SCS Management Services to process all architectural applications. EFFECTIVE APRIL 1, 2007, the Kings Manor HOA will charge a $5.00 processing fee on ALL architectural applications. If the processing fee is not received with your application, the application will not be processed and will be returned until the fee is received. As a reminder it is REQUIRED that an approved application is received PRIOR to commencing any work. Beginning work without approval could be a costly measure on the individual’s part. Garbage Service Waste Management Services

Service Days: Monday and Thursday. Please put your household garbage at curbside no sooner than the evening before pickup. Please remember that after your garbage has been collected to store your empty containers out of street view. Your Waste Management team reminds everyone that only household waste should be put out for pickup. The short list of items NOT picked up are: Refrigerators with Freon (must be removed and certified by plumber) Paint, Engines, Tires, and Construction Debris. All of these items as well as yard debris can be taken to Atascocita Landfill on Wilson Road. The recommended disposal of yard debris such as leaves and small limbs, is to mulch them. If you have a lawn service for your yard they can do this for you. Mulch King at 12622 Boudreaux RD. (1/4 mi. east of Hwy 249) charges only $10.00 per truck load or $15.00 per trailer load for leaves, pine needles and grass clippings. Donation is another great way to dispose of items that are not household garbage. Community Associations of the Woodlands and Waste Management have compiled a list of places to donate those items. This is one neighbor helping another, especially at this time of the year when resources are stretched thin. As always, if you have a question about your pickup or need to schedule for heavy pickup of a single item, you should contact Waste Management at 936-441-8017.

PARKSIDE RESIDENTS REMINDER: If you have a driveway/garage, please use it.

Most Parkside Condo residents do not have driveways and they need the street to park their vehicle on. Lets be considerate to our neighbors, use the space that you have in your driveway, and leave room in the streets for the ones that do not have driveways. Don’t forget, watch out for children riding their bikes in the neighborhood. And remember, Emergency vehicles cannot gain access with too many cars parked on the street Copyright © 2007 Peel, Inc.

Street Name Changes

As noted in an earlier newsletter article dated March 2006, multiple residents in the Parkside Section of Kings Manor raised concerns about the street names in their section and requested that they be changed. The Kings Manor Board of Director submitted a request for name change and it was accepted. This change will take affect sometime after the first of the year – no exact date has been given. If you live on the following streets please make note of the change in name: Name: Changed to: North Park at Kings Manor Loop Aiden Oaks West Park at Kings Manor Loop Hailey’s Manor East Park at Kings Manor Loop Wellington Court
