Kings Manor Annual Homeowners Association Meeting

The Annual meeting was held on March 6th at our Clubhouse. Our Association Board is made up of All Residents. There are 3 open positions for new Board Members. There were not enough homeowners and proxies present to cast our votes. On April 19th at the Monthly Meeting at 6:30 pm we will try again. WE NEED YOUR VOTE! If you cannot attend the meeting, please give your proxy to someone that will. There are 6 nominees on the ballet and others can be nominated. Here are the nominees: Bill Smallwood, Jim Bearden, Cinda Harris, Thomas Meyer, Paul Nicolardi and Eldon Roehl Be part of our Community and vote.

Neighborhood Garage Sale

April 28th 8am – 2pm with a rain out date of May 5th. The Association will put out signs at both entrances, run an ad in local newspapers and on the internet. You will need to put out your own directional signs.

***IMPORTANT NOTICE for KINGS PARK HOLLOW - PLEASE READ***

If you live on Kings Park Hollow and your home faces the private street please note that this street is becoming a one-way street, delivery only with NO PARKING allowed. Any cars parked on this street will be towed away at the owner’s expense. The adjoining private street will also become a one way, delivery only street with the same exceptions. Please make note that the Association has engaged the services of EMC Towing who will monitor and tow vehicles violating the no parking statutes at any time - CARS WILL BE TOWED AT OWNER’S EXPENSE. Please accept this as your 30-day notice of the enforcement of the new towing policy.

***IMPORTANT NOTICE CONCERNING WASTE SERVICE BILLING***

Effective April 2007 the garbage collection fee will be added to the Sewer portion of the Water Bill. No more quarterly payments to Waste Management and no more stickers to place on your garbage can. The charge for Garbage Collection will be $11.25 monthly, added to the Sewer portion of the Water Bill.    Collection days will remain Mondays and Thursdays. How do you feel about SCS Management? Who would you suggest we use if you picked another Management Company and why? 3. Do you want the Basketball court by the pool taken out, and why? If it is taken out, what do you suggest the area be used for? 4. What kind of landscaping do you suggest we use in our entrances and common areas?

Community-wide Clean Up Day

Keep Kings Manor Beautiful! We are looking for volunteers to help organize a community-wide clean up day for all sections of Kings Manor. We need someone to plan this event. Trash, limbs and branches need to be cleaned out of wooded areas for starters. The landscaper will follow up with the removal. Please contact [email protected]

Although parking in the street may not be “against the law” it can be very bothersome for your neighbors. It blocks the flow of traffic, hinders others from easily entering and exiting their driveways, hinders services such as mail delivery, garbage pick up and lawn maintenance, not to mention it can cause a slower response time for emergency vehicles as they drive down the obstacle course (road). Parking on curves may help cause accidents as much as driving fast. Be considerate of your neighbors and community and please park in the driveway!

If you bought your home last year, don’t forget to make sure you have Homestead Exemption on it. For more information and to get the forms go to www.co.montgomery.tx.us/mcad/ for Montgomery County homes. If you live on the Harris County side of Kings Manor, go to www.hcad.org Some companies send out letters saying that they will take care of this for you at a charge. You do not have to pay someone to do this, it is free. Your Realtor can help you out, for free, if you do not have a computer.

Per the community’s deed restrictions, all Kings Manor/Park at Kings Manor residents are required to fill out an architectural application prior to the beginning of any exterior improvements on their property. This includes but is not limited to – painting of the home; installing patio covers, pools, fences, satellite dishes; driveway extensions; window screens; large scale landscaping etc. To more effectively serve the community, the Board of Directors has elected to engage SCS Management Services to process all architectural applications. EFFECTIVE APRIL 1, 2007, the Kings Manor HOA will charge a $5.00 processing fee on ALL architectural applications. If the processing fee is not received with your application, the application will not be processed and will be returned until the fee is received. As a reminder it is REQUIRED that an approved application is received PRIOR to commencing any work. Beginning work without approval could be a costly measure on the individual’s part. Household tips:

  Do you have rust stains in your toilet bowl or tank?  To remove the rust use a product called The Works.  Only cost about $2 and you can get it at Wal-Mart or grocery stores.  Use the one made for the toilet bowl so you can turn it upside down and squirt it on the walls of your toilet tank.  Drain the water out of the tank first and try not to get it on the mechanical part of the tank as it could eat up the parts.  This will dissolve the rust in seconds.
