Kings Manor Comm-UNITY

It was stated at the last meeting that Kings Manor was divided and needed to come together as one community. That will only happen when residents agree that no matter what section we live in, we all live in Kings Manor. Kings Manor has approximately 19 sections within its boundaries. Division starts only if we divide ourselves by which section we live in. WE ARE ALL PART OF AND LIVE IN KINGS MANOR. There is no difference whether we live in the Waterford, Summerset, Parkside or whatever “Titled” area we may have at the entrance of the section we live in. We all live in Kings Manor and we are all interested in maintaining our property values, and having a nice safe place to live. We’ve elected a Board to run the affairs of our comm-unity. As residents we have the right to comment, suggest or even argue the point if need be If you see a problem area let the Board know. They can’t be everywhere and may not see the problem – it takes all of us working together to make a comm-unity work! You can make your voice heard every month at your Home Owners Association (HOA) meeting on the third Thursday at 6:30PM at the Recreation Center. Start referring to Kings Manor as our comm-Unity and it will become the community we say it is. -Concerned Resident!

How to View Deed Restrictions on the SCS website –

1. Type in www.scsmgmt.com in the Address Bar. 2. Click on Associations, find the subdivision, Kings Manor, click Go. 3. Locate the Section you live in for deed restrictions. 4. The Parkside section deed restrictions is located in Section 10 of Kings Manor. 5. The Park at Kings Manor Condominiums section is found under Park at Kings Manor.

How to Report Deed Violations:

The Kings Manor Board Members and our Association can’t be everywhere at all times. If you see a deed violation that you are concerned about, please contact Pam Willis with SCS [email protected] or 281-463-1777 ext 7136, or email Denise at [email protected]. The items needed to report include a name and/or address of the violator and what the violation is.

At the April HOA Meeting Jim Bearden and Bill Smallwood where re-elected to the Board. Bruce Harline was appointed to fill the vacant position on the Board of Directors and he accepted. We now have a Full Board of 5 homeowners.

Do you have anything happening in your family that you would like your neighbors to know about? Are you proud of your graduate or new Eagle Scout and want others to know? Kings Manor Neighborhood Assistance: Missing Animals

If you have a missing animal and you would like to have some extra help. Please contact SCS by phone so they can relay the information to [email protected]. Or you can email us directly. An email will be sent out to homeowners on our Kings Manor contact list. You can put up signs throughout the neighborhood but please take them down after a week. We will continue to send out updated emails if your pet is still not found.

When we get a call or email from a homeowner about a missing animal or information about a home being broken into, we send out an email. When there is important information that we feel homeowners may be interested in knowing about or if we are looking for help with solving a problem, or we just want to remind you about something, an email will be sent out. We have at least 180 homeowners in our contacts. If you would like to be part of the Kings Manor Email Connection, just send a confirmation email to kmadvisorycomm@yahoo. com and your in. If you would like to be taken off the list at anytime, just let us know.

Kings Manor Common Areas

Common Area is defined as “any properties, real or personal, owned by the Association for the common use and enjoyment of Members of the Association”. Areas include pool, basketball court, greenbelts, lake and surrounding area, parks, and cul-de-sacs around the community. These areas are maintained by the Association and NOT individual residents. DO NOT remove or install plants, foliage, decorative items, trees or grass or make any “improvements” or changes upon any common area without prior written approval and authorization from the Board of Directors. Any unauthorized changes and/or damages to the common areas could result in the resident being required to return the area back to its original state at the resident’s expense. In keeping with the Kingwood Tradition, let’s try to keep these areas as untouched as possible. You can trim weeds and underbrush 3 to 4 feet away from your property. I would like to thank Kings Manor HOA for giving me the opportunity to plan this wonderful event. The weather was beautiful & I believe that everyone had a grand time! Special thanks to our only Volunteer Kandi Long! I am looking for a GREAT TEAM of VOLUNTEERS for our upcoming neighborhood events. These events are put on by the HOA but we need to remember that these events are for our children. Water conservation is for your children and grandchildren. Watch for Water Conservation information in your Water Bill. TOP TEN…the top ten water users will receive letters comparing their usage to the average from the Water Company.

Lost Your Pet? Be sure to make kmadvisorycomm@yahoo. com one of your contacts in your search. Let us know about your lost pet and we will send out an email to all in our contact list. We can all help to keep an eye out for your pet.

Doggie Doo’s and Don’ts

There has been a rash of droppings in our common areas and on front lawns of innocent homeowners. We need to stop this before it becomes a big mess. Please be considerate to your neighbors and respect the areas where little ones may step. When on a walk with your favorite 4 legged friend, carry a baggie with you for the emergency pick up. And a reminder, all dogs must be on a leash. Great Tip: A lot of Dollar Stores carry small plastic bags in boxes of 100. They look like small grocery store bags with handles that you can tie off after using. Check in the baby aisle because the original intent is to use these bags to dispose of soiled diapers. Parking In The Street

Although parking in the street may not be “against the law” it can be very bothersome for your neighbors. It blocks the flow of traffic, hinders others from easily entering and exiting their driveways, hinders services such as mail delivery, garbage pick up and lawn maintenance, not to mention it can cause a slower response time for emergency vehicles as they drive down the obstacle course (road). Parking on curves may help cause accidents as much as driving fast. Be considerate of your neighbors and community and please park in the driveway!
