December 6, 2011 Lakewood Forest Shopping Center 12247 Highway 249 Houston, TX 77086 Subject: Lakewood Forest Shopping Center In accordance with your request, a visual inspection of the roof at the referenced building was conducted on 11/21/11. The purpose of the inspection was to obtain a general overview of the current condition of the roof and to provide recommendations for replacement of the existing roof as well as related budget cost estimates for the work. Southern Sustainability, LLC represents Carlisle Syntec roofing systems in the Southwest United States. With regard to this facility, we feel that the condition of this roofing assembly is in very poor condition and that a replacement would be the best option at this time. The current roofing assembly is a built-up gravel roof. The gravel roofing assembly consists of gravel the roof accompany this report. Existing conditions include alligatoring, roof debris, inactive equipment, vegetation and roof leaks. We recommend replacement of the existing gravel roof system with a new mechanically fastened TPO roof system. This would fasten 1/2" DensDeck cover board a Carlisle 15-Year System Warranty. Carlisle Syntec's membrane systems carry a water tight - no dollar limit - non-pro rated warranty and are only available through approved Carlisle applicators. The National Roofing Contractors Association recommends the removal of the old roof whenever possible. This is prudent for structural deck inspection, load considerations, disposal fees and material handling considerations. Carlisle Syntec, Inc. is a major manufacturer of single-ply roof systems. Photo #: 012 Alligatoring Photo #:012 Severity:Moderate Details: The cracking of the surfacing bitumen asphalt which occurs during the aging process in which the loss of volatile oils and the oxidation brought about by solar radiation; produces a pattern of cracks similar to an alligator's hide. The cracks may or may not extend through the surfacing bitumen. When alligatoring cracks extend through the entire waterproofing surface, the underlying felts can become exposed to moisture, which will progressively cause the strength in the felts to decrease. Splitting of the roof membrane may result.

These foreign objects could include vegetation such as dead leaves and man made objects such as broken glass, nails, etc. The build up of roof top debris frequently impedes positive drainage, clogs drains and results in the development of ponding water conditions. In it's extreme, this could result in roof collapse.Sharp foreign objects can puncture a roof membrane if stepped upon , resulting in wet insulation, roof leaks and interior damage.

The primary function of coping caps is to channel water away from the building. Coping caps must be secured to resist wind forces. Copings must have a positive slope to drain water off with an overhang and drip edge to divert water away from the wall face. Joint openings, punctures or loss of mechanical fasteners allows water into the wall.

Roof Replacement Recommendations 1. Broom existing loose gravel from built up roof system and remove associated roof flashing and dispose of properly off site. 2. Install 1/2 Dens Deck cover board over existing built up roof and lightweight concrete deck by mechanically fastening through deck per manufacturer s requirements. 3. Supply and install tapered saddles at the high side of all equipment to create positive drainage. 4. Supply and install .060 R TPO over Dens Deck by mechanically fastening per Carlisle recommendations complete with all required flashing. 5. Install walk pads at service side of all RTU s. 6. Supply and install 24 gauge pre-finished coping, gutters and downspouts per SMCNA. 7. Install termination bar and counter flashing at wall details to provide water tight finished roof per manufacturer s requirements. 8. Provide 15 Year Total Systems Warranty. 9.
