Langham Creek Community Newsletter Volume 2, Issue 8 Villages of Langham Creek Community Association Official Newsletter

August 2006

Letter From One of The Editors:

Hello Villagers

Josh Berlin here, I would like to take up some lines to comment on our newsletter. I hope the community has enjoyed it. Though it has been opinionated, one sided, and a tad too political at times, the newsletter committee has had one goal this past year. Communication. Right now it is only the voice of few, but we have started getting feedback and interest from our fellow homeowners. We have been getting regular info from the board and hope to start publishing the board minutes again, once the dust settles. I would like everyone to remember that this is our newsletter, a tool to help sustain our community. We could always use some fresh material, or a neighbor’s personal touch on a topic. I would like to recognize Peel Inc., our Publisher for allowing us a seemingly unlimited canvas, and our local businesses that pay for the advertising that supports our newsletter costs. Our first newsletter (folded sheet of paper) for the community had a hefty price, considering the labor cost to fold, address, and stamp 800 letters, plus the postage. Quarterly mailing costs seemed unbearable for the final product. Now we are blessed with a FREE MONTHLY NEWSLETTER without contractual obligations. That’s money in the bank and paper in the press. Now that we have a newsletter, what are we going to do with it? Send your response to [email protected]. To support our free newsletter, we need the interest of our community businesses. Once you finish reading your newsletter, put it in the car. Next time you go eat or drop by a local shop, why not take in your newsletter? Let the owner or manager see it. We don’t get commission, but we get a free paper that is distributed to over 800 families in our community alone. The minimal fee for business advertising is deductible, and the business will be supporting the community. This isn’t required of anyone, but it is also a way to return the favor to Peel for offering this free service. Yeah, they get advertising revenue and a 800 reader targeted audience, but last time I checked our Time Warner statement, we paid for cable, and it had (Continued on Page 3)

We hope everyone is having a glorious summer. Things have started picking up steam again with the management transition to SCS. I know many of you have already commented on improvements – like speaking to a live human when you call with a question or concern. Billy Paige, our SCS mgmt team leader, has been a great help over the past two months. He and his team have great energy that we know, with your help, will improve our community. Homeowners Meeting: August 7th at Metcalf Elementary School 6100 Queenston Blvd. Houston, Texas 77084 This is just west of the community on West Little York We have a lot of information to convey this year. As well we changed the bylaws to extend the board to 5 members so we will have 3 positions open to general election. This is a great chance to get out and meet your neighbors, get involved in the newsletter, Neighborhood Watch, the Women’s Club, or to start a new community driven committee. The meeting starts promptly at 7:00 PM and ends at 9:00 PM. Plan to arrive and register before 6:45 PM for a prompt start, doors open at 6:30 PM. The meeting must start on time and end on time. We are charged significant overage charges by the venue and by SCS for overtime. Look for a letter in the post for addition details on the event and the venue. Due Payments- Don’t forget with the transition, our homeowners dues should now go to SCS. With the transition some of you may not have had your accounts auto-drafted for June. Don’t worry, SCS will not apply any late charges, however, please rectify the situation as soon as you can. Also SCS has an auto-draft service similar to AMI’s. Contact Billy for question about your account or details on the auto-draft. Landscaping- Funny how this topic always appears in the newsletter ☺ Things slipped a little with the transition, but the Board, SCS and Landscape Images are back on the subject. In general, we like you, are not overly happy with the general status of the common areas. We are inviting the landscaper to help us determine a solution that won’t break our piggy bank or force us to go to bid for another service – yet again. Phase VI sprinkler operation was delayed due (Continued on Page 3)

Villages of Langham Creek Hello Villagers- (Continued from Cover Page) to a M.U.D. water meter not being installed. It should be working when you read this, but we said that last month. Recall this was a non-budget expense of ~25k. We still have plans for tree planting and other landscaping, however this is not currently scheduled as we have already greatly exceeded our budget on landscaping for the year. As it stands right now, we will probably bite the bullet and have trees planted along Kingsbriar and inside Phase VI. The green strip behind the Beckland remains a concern, it looks like the city doesn’t want to maintain it. However it is being kept vacant by the city as a green space for us. Last month we called for a little community sweat equity to help clean up the garbage and chop down the dead trees. We are going to be asking the landscaper to periodically mow the area – not for free of course. The main community park area is not pretty, we hoped that trimming the oleander and repairing the sprinklers would revive the site. We are seeking suggestions from the landscaper on how to help out here. We have put out a couple calls for someone with fiberglass experience to help repair one of the slides damaged due to excess weight on the slide. The replacement of the slide is around $4000. While a fiberglass patch will cost much less. So where are all the manly men with their powertools? We can’t let Josh Berlin have all the fun. With regard to Townhome and Single Family homes, remember that each of us are responsible for our yards. This includes general upkeep and landscaping. It is not the communities responsibly to maintain your flowers beds. A flower bed of grass, weeds or scattered rocks is not really acceptable. Please exercise common sense and be good neighbors. Yard of Month and Best Decorations- These recurring awards are proving to be exceedingly popular. The recipients are always pleased to receive them, and I notice folks now are starting to troll the neighborhood at the beginning of the month seeking the best yard. Great job on 4th of July decoration, let’s see what you can do for Halloween. If people are interested we could decorate the monument sign for the upcoming seasons – Halloween, Thanksgiving, Christmas. Contact the newsletter group if interested and let’s get it done.

YOTM The Yard of the Month has now been awarded to the family of Allen and Sharon Brittner at 5802 Catherwood. Thanks for setting the standard for our community this month with your hard work.
