CATN HOA MEETING REPORTS

August Regular HOA Meeting The regular HOA meeting for the month of August was held on Tuesday, August 14, 2014. Neighborhood security and clubhouse maintenance/repair were the two primary topics of discussion at the meeting. Deputy Sam Orta reported that police had responded to a home alarm on Dunleith. Perpetrators had broken the glass in the back door to gain entry into the home. The owner reported that nothing had been stolen and believed the alarm/motion detector likely scared-off the perpetrator. Deputy Orta also reported on an incident of car vandalism, which was the result of a domestic dispute. Director Breed (Clubhouse) obtained four bids for replacement of the windows. Wonderful Windows and Siding had the best bid, at a cost of $4,400. In addition, they are bonded and insured and offered a lifetime warranty. A motion was made to accept the bid of Wonderful Windows and Siding, contingent upon their references being contacted and verified. Director Breed was still in the process of obtaining bids for plumbing and insulation repairs. Anne Birkhead pointed out that a few years prior, it was budgeted to have the pipes replaced, but the work was not done. Director Breed stated that she would look

into this when obtaining the plumbing bids. The roof will be looked at by Seaback Roofing for no charge. Director Giovannangelo (Trash/Maintenance) reported that the breakers in the Clubhouse had been looked at by the electrician and were found to be in working order. However, it was suggested that a vent be added to exhaust heat from the room in which the breakers are located. Director Cariss (Recreation/Pool) noted that the Labor Day pool party, run by the Water Board and Pam Marrs, would be held from 11:00 AM to 2:00 PM on Monday September 1, 2014. Following the party, the pool will close for the season. The Directors also decided that next year’s pool contract (maintenance/lifeguards) would be opened up for new bids. Also, as a matter of precaution, the Directors decided that Constable Orta should be made aware of all future Clubhouse rentals. With regards to the upcoming Holiday season, Director Cariss found it cost prohibitive to hire an installer and “rent” their decorations. She requested funds to purchase new decorations and signage. The matter was put on the agenda for the next the next meeting. Treasurer Newman reviewed the financial statement for the period ending July 31, 2014. Several areas were over budget: streetlights, $1000, pool expenses, $3,500, clubhouse maintenance, three times over projected expenses. Andy Armstrong, CATN’s community liaison with Community Asset Management (CAM), was asked to look into several other questioned expenses. Mr. Armstrong informed the board that CAM would be switching from Amegy Bank to Union Bank. This switch would provide more services to the residents and the HOA, including the ability to pay the HOA annual assessment online. Mr Armstrong also requested that the Directors review and return the draft of the revised bylaws by August 18, 2014. (Continued on Page 2)

Meeting Report (Continued from Cover)

Fall Quarterly HOA Meeting The Fall Quarterly HOA meeting of 2014 was held on Thursday, September 4, 2014. In his security report, Deputy Sam Orta reported that there were no burglaries of homes or autos in the month of August. However, there were three reports of domestic disputes, one with pending assault charges. Director Breed (Clubhouse) reported that the security cameras were installed on July 14th. More Hands Maid service was doing an excellent job keeping the clubhouse clean. Although approved during the previous meeting, the Directors felt that replacement of windows would need to be deferred to next fiscal year as there are other maintenance issues and repairs that need to be completed. Director Cariss (Recreation/Pool) reported that the Labor Day party was a success, and that the pool is now closed. Pool furniture has been moved to storage and other preparations are underway to secure the pool area for the off-season. Director Cariss will meet with Advantage Pool to discuss the 2015 season. She reported that overall the service Advantage Pool Service provided was very good. Only one lifeguard had to be terminated for poor performance. The Directors decided to award homes, decorated for the holidays, in the following categories: Best Daytime Display, Best Nighttime Display and Best Overall Display of Christmas. With regards to neighborhood decorations, Director Cariss requested a budget of $800-$1000 for the purchase of new holiday decorations and signage. Director Giovannangelo (Trash/Maintenance) is looking into having sofits installed in the eaves of the pump room to improve ventilation and adding a heat barrier to help regulate the temperature in the pump room. He also informed the Board of a dead tree located in the entry off Louetta and is getting bids for its removal. Treasurer Newman reviewed the financial statement for the period ending August 31, 2014. The HOA is 94% collected on 2014 assessments and he projected that we would be 98% collected by the end of the year. The 2015 HOA budget is in preparation and when it is approved, notices for 2015 HOA assessments will be mailed out to residents. LABOR DAY POOL PARTY A HUGE SUCCESS

The Terra Nova/Water Smart Party, was held on Labor Day, September 1, 2014 from 10:00 AM until 1:15 PM, when it began to rain. Over 100 residents turned out to enjoy the food, fun and activities. The Water Conservation education trailer from North Harris County Regional Water Authority was onsite, and Louetta Road Utility District (LRUD) handed-out coloring books, hats, water bottles, pamphlets, leak tank detectors, bumper stickers, rain gauges, brochures, pamphlets and toys for the kiddos. This year the Rain Harvesting brochure got a lot of interest. LRUD members all work hard to make this both an informative and fun program. Their goal is to get our residents thinking about ways they can become "Water Smart." LRUD board members, Billy Rector, Mike Mitchell, Garry Matocha, Melanie Breed, Debby Cariss, were all on hand to help out, as was retired member, Bob Adair. CATN board members also attended to help out, eat and enjoy the day. Special thanks to our teen helpers Gabby and Marissa, as well as our constable Sam Orta. LRUD generously provided the hot dogs, hamburgers, drinks, educational materials and prizes, and Hays Utility South graciously paid for the ice cream.

It's complemented by knockout roses, potted hibiscus, and well-trimmed green shrubs. The lawn is healthy and nicely groomed. OPERATION PETS ALIVE (OPA) is a non-profit, 501(c) 3 animal welfare organization based The Woodlands. We are an allvolunteer organization and do not have a shelter. OPA is expanding to serve our area, and will begin holding adoption events at the Petco on 1960/Stubner Airline. A few extra hands-to-help would be great. If you are retired, a student, an empty-nester or a "weekend volunteer wanna-be" or anyone in between all of that --- WE NEED YOU!
