Hello Mountain Lodge Thank you all for your patience as we’ve transitioned to our new gate arms. As you can tell we are still trying to tweak the system to work to its fullest potential. We are looking into making a two gate entrance at the Alpine Lodge gate (like the one we have made back at the Fairway Bridge entrance). We’ve had several head on collision near misses with people trying to enter through exit gates so we’re installing concrete islands to prevent this from happening. Also, please be assured that we are billing anyone who breaks the gates as we have our cameras constantly rolling. This offsets all costs to the community to replace the arms when broken. We are still looking for a Safety and ACC Chair for the neighborhood. This is a great opportunity for someone that wants to get plugged into the HOA and help us continue to move in the right direction. Also, if you are interested in serving on one of our committees please let us know. Please note that I am no longer monitoring the [email protected] mailbox. All emails should flow through [email protected]. Now that each board member has a set of responsibilities this ensures that your email is forwarded to the correct board member for resolution. Architectural Control Committee Members Needed

Our ACC is in need of additional members. The ACC is the committee that reviews all submissions for any changes or additions to the outside of homeowner properties to ensure they comply with the covenants.  Without this approval, any changes could be required to be removed.  The purpose of having and adhering to a set of covenants is to maintain the style and beauty of our community. Most review is done via email, with meetings only a few times a year.  If you are interested, please e-mail [email protected] and express your interest in serving on this very important committee. mountain lodge COMMITTEE VOLUNTEERS NEEDED !!!

The Mountain Lodge Home Owners Association is run by an all volunteer group of committed residents who want to see our community grow and prosper into one of the most desired communities in north San Antonio. A lot of folks have volunteered to help manage the tasks that are required to make our community function by contributing their time and talents as committee members. Although this can be a very satisfying job, it does require some time and effort. Most of the committee chairs have been performing their duties for several years now and a few are looking for a break. If you do not want to chair a committee there is always a need for people to help out as committee members. Please help us make Mountain Lodge a great place to live by volunteering your time. All committees would welcome new volunteers bringing new energy and ideas to help run our community. Our current committees are Communication, Social, Pool, Safety, Architectural Control, New Architectural Control and Maintenance. We want to thank Kristen McFarland (Social), Josh Morris (Safety) and Allen Mead (ACC) for the contributions they have made to the Mountain Lodge community by serving as Committee Chairs during

the previous few years. They have each decided to step aside for a well deserved break and we are therefore looking for volunteers to fill two of these positions – Safety Chair and ACC Chair. Welcome Aboard ! We have already filled the position of Social Committee Chair. It was decided that there was enough work involved to put two people in charge of this committee. We welcome Michelle Rosener and Lisa Meylor as Co-Chairs of this very important committee. With the help of the existing committee members and the great response to the CALL LIST that was e-mailed out last month I think we will see some new and exciting social activities in the future.

Gate News CAUTION! GATE AHEAD A Word Of Caution.

The entry into Mountain Lodge now requires a different attitude about passing through the gates. No longer can a vehicle tailgate or flow through the gates without taking a significant risk of having damage to their vehicles, and to our property. Some are still trying to crowd through and are experiencing damage. Some have “squeaked” by without damage but this opportunity will not continue as we continue to refine the adjustments to the gate systems. The best motto our homeowners can have is don’t try to out smart our gate systems. They are designed by highly technical computer equipment and will not respond to individual desires or circumstances. The gate systems are designed to enhance security in our community and have already proven to be effective and are serving their purpose. Even though we have had a few incidents, we have effectively curtailed most unauthorized traffic from passing through the subdivision and slowed down the speed of traffic passing through our gates. The gates are monitored by high tech cameras which can view the motion of a vehicle from the moment it turns into our entrances and until they pass through the gated entries. We can also get clear pictures of license plate numbers for accurate identification of violating vehicles. We can even see and take a picture of the operator of a vehicle stopped at our gate call boxes. All of this information can be used for helping to resolve accidents and crimes which occur in our community. The correct way to enter any of the Mountain Lodge gate entries is to not follow any closer than a minimum of 20 feet behind the vehicle ahead. A vehicle operator should not attempt to go through the open gate arm without first coming to a complete stop to see if the gate arm is in a stationary upright position. The gate arm should remain still in the upright position. If you should see the gate arm begin to move downward immediately use your remote control to reverse its direction. Do not try to pass through the gates until the gate arm has returned to its full upright stationary position. This only takes two to three seconds. If the gate arm is in the up position and begins moving downward a vehicle operator does not enough time to drive through the gate since the gate arm will come down rapidly and close on anything in its path. Some drivers are attempting to reverse the motion of the gate arm by using their remote controls and at the same time attempting to pass through the gates assuming the gate arm will change direction. Occasionally this may work but more often than not there is not enough time for the reversal signal to take effect to avoid gate arm closure. The motion of the gate arm is too fast. Damage can and probably will occur. DO NOT TAKE A CHANCE. Any damage caused to our properties or to a vehicle damaged by gate or gate arm movement is the responsibility of the vehicle operator, not the HOA. We have signs posted to serve as a reminder of this responsibility. Only vehicle operators can control how they attempt to pass through the gates and whether or not they subject themselves to possible danger. Remember, stop and look to be sure the gate arm is in a stationary upright position before attempting to pass through the gates. This is a new and different system than what we have had. It will be up to each of us individually to recognize and accept the characteristics of this new gate system. The system has already begun serving its purpose of providing safety and security within Mountain Lodge. It will become even more effective as it further develops.

NEW GATES Revised revision of the original revised revision !!

By the time this Newsletter is received by our homeowners they will have seen the new curbs we have placed at each of the exit areas of the gates.  It will be good for all to know the reason for these curbs.  Simply put, the reason is we have had a number of people, homeowners and non-homeowners, attempt to enter the community by passing through the exit gates which has resulted in a number of close accidents due to this improper behavior.  We knew we had to do something.  Some homeowners suggested placing spring loaded spikes in our exit areas which would puncher tires of vehicles passing the wrong direction into the community.  This would work but it is a harsh attempt to control this traffic.  We decided instead to place standard curbs in a position which would block passage of vehicles attempting such a maneuver through the wrong gates.  Hopefully, these curbs will solve the problem.  We intend to go to the extent necessary to stop this unauthorized entry into Mountain Lodge. We have had problems in the past at the Alpine Lodge gate entrance with remotes seemingly not working correctly but that problem has now been solved. The gate company has installed an extended antenna at this entrance to see if this would help and it has worked perfectly. Now, every vehicle which passes through the gates and who attempt to use their remote control have gained entrance by their own effort.  Most of the bugs in the new system have now been resolved and the problems now being experienced are primarily due to drivers trying to ‘beat the system’. Article III, Section 3.17 - Landscaping Each Lot shall be fully landscaped within (90) days after the Certificate of Occupancy is obtained for the dwelling constructed on each Lot. Thereafter, the plans for any alterations, changes or additions to any landscaping of front yards and of side yards not enclosed by solid fencing must be approved by the Modifications Committee and shall comply with the requirements listed in the Architectural Guidelines. All such plans must be approved by the Modification Committee on or before the date which any alterations, changes or additions to any such landscaping are commenced. No more than twenty percent (20%) of any Lot that is not covered by the dwelling, garage, sidewalks and driveway may be covered by gravel without the explicit, itemized approval of the New Construction Committee.
