NEW COMMITTEE CHAIR A new committee, Seasonal Decorations, has been established to handle decorations for all of the Mountain Lodge communities and especially the decorating of our entrance gates during the Christmas holidays. We would like to welcome Martha Kauffman as the Chairperson for this new committee. The Board of Directors has expressed a desire to have all of our entrances conform to a more common theme and she will be working hard to achieve this goal. Because this is a brand new committee which does not have any budgeted money for this year, it may take a few years to achieve this goal. Martha has already begun to build a team of volunteers to help in this effort. As with any other Committee Chair, Martha can be reached at [email protected]

www.colinshope.org Increasing water safety awareness and standards FACTS YOU NEED TO KNOW ABOUT DROWNING

DROWNING CAN STILL OCCUR EVEN IF YOU KNOW HOW TO SWIM NO ONE is “drown proof” – no matter their level of swimming ability.

TEXAS has more drownings than any other state so far this year and we still have a long HOT summer ahead of us. Please be safe in and around the water.

Falls, entrapments, and injuries lead to drowning regardless of swimming level.

Source: U.S. Consumer Product Safety Commission’s Pool Safety Campaign www.poolsafely.gov

DROWNING IS QUICK AND SILENT 2min

Drowning can occur in less than 2 minutes.

4min

Irreversible brain damage can occur in 4 minutes or less.

5min

Most children are out of sight or missing for less than 5 minutes and usually in the presence of 1 or both parents.

6min

Most children die who are submerged for as little as 6-10 minutes.

Children who drown may not scream, splash, or struggle. They can silently slip beneath the water, even with adults & lifeguards present. Copyright © 2011 Peel, Inc.

MOUNTAIN LODGE STREET PARKING IS NOT ALLOWED Vehicle (cars, trailers, RVs, motorcycles, etc.) parking in the street is not allowed by Mountain Lodge covenants. There are several reasons. One is the safety aspect. Anyone that has had a child dart from behind a parked car on the street is well aware of this. Another is the need for emergency vehicles to be able to pass through our streets. Finally, homeowners value is reduced a minimum of 9% simply through the appearance of vehicles parked in the street. Across the board, it is better for all of us to avoid street parking. Short term parking is allowed for needs such as visitors and deliveries and the BOD can make exceptions for extenuating circumstances. Neither the BOD nor our management company can patrol the streets and note every vehicle that is parked improperly. We are depending upon residents to notify us of an issue so we can document it. If you have a neighbor that is parking long term on the street please inform the management company. They will validate and send a warning letter. If the parking continues we need you to notify the management company again and, once validated, a fine or towing will be implemented. FAQ Q: I like to park in the street, it is more convenient for me. What can the HOA do about it?’ A: The HOA will send you a warning letter. If at any time after this letter is sent, the same car is found to be parking in the street the HOA can, and will, assess fines and/or have your vehicle towed. There is no requirement for another warning, even if the vehicle is moved to another location on the street.

Q: I got a warning for my car parked in the

street. I moved it to another parking location inside the HOA grounds. I am ok, right? A: Once a vehicle is identified for improper parking, then any subsequent identification of improper parking will be grounds for an HOA fine or for towing, no matter if there is a location change. Q: I parked in the street to unload my car.

Will I be towed? A: Short term parking in the street is allowed. Permanent parking is not.

of the street parking policy is liable for fines or towing no matter where inside the HOA the vehicle is located. Q: I have a party and the people attending

will need to park in the street. Is this ok? A: Short term parking is allowed. It is best to notify the management company of your party so they have a record and do not send you a warning letter. Q: My son is staying with us for the

street. What can I do? A: Inform our management company, giving address, make and model and color of vehicle, license number. Provide the date of parking and whether it is continuous or a one time event.

summer. We do not have sufficient parking. What do we do? A: If you are within distance of a common parking area, the BOD may allow you to park in that area. Please make a request through the management company. They will issue a parking pass with expiration date if the BOD approves.

Q: I have informed our management

Q: I have permission to park in the street

Q: I have neighbors that are parking in the

company of a parked car. After a week it is still there. Why? A: We have to give some time to allow the warning letter to be received and the vehicle to be moved. Once a letter is sent, the vehicle can be fined or towed for any subsequent parking violation without a new warning letter. Q: I move my car to different parking

locations. This is ok as I am not located in the same place, correct?

Q: I have too many vehicles to park in my

driveway. I have to park on the street. A: Parking in the street is not allowed. This has always been part of the convenents since before the first person moved into Mountain Lodge. You will have to determine a solution that does not require you to park in the street.

A: No, once a car is identified, any violation

for a short period of time. What rules do I need to follow? A: Never park directly behind a neighbor’s driveway, limiting their ability to exit their driveway. Never park so as to block the road, driveways, or directly across from another car parked in the street. Q: How do I get permission to park in the

street?

A: Permanent parking in the street will

not be allowed, ever. Short term parking in the street is within approval of the BOD and is acquired through our management company.

Q: My vehicle was towed!! What is the

HOA going to do about it?

A: Nothing. The towing resolution is

between you and the towing company. It will cost a large amount of money. If you have any questions please do not hesitate to contact me at [email protected]
