Volume 2, Issue 8

Hello Mountain Lodge,

www.mountainlodgeinfo.com

I hope everyone is having a great summer and looking forward to the new school year with a brand new elementary school for our children. For those new to our neighborhood that need to register, or if anyone has any questions about the new school, please visit Tuscany Height’s website at http://www.neisd.net/ tuscany/index.html. By the time you receive this newsletter we will have elected a new Board of Directors for Mountain Lodge. We look forward to working with the newly elected members and are excited about the enthusiasm and new ideas that will come from this group. Please remember that all Board and Committee members are folks that have volunteered their time to make Mountain Lodge the best place to live. No one gets paid for the considerable amount of time it takes to meet, plan and resolve issues that come up on a daily basis. We are all in this together and we value the commitment that each Board Member and Committee Member gives to this neighborhood. If you are interested in serving on a committee please let us know as we’re always in need of additional help. I’m happy to announce that the Board has approved the new towing policy for Mountain Lodge. This policy will go into effect on September 1st. In the meantime you will be receiving official notification from RealManage about the new procedures. We are hoping this will finally help us clean up our ever present on street parking problem. We’ve had a great pool season and I appreciate all of the positive feedback we’ve received on our new lifeguards. Please remember that the pools will be open every day through Labor Day weekend and then will be open weekends only through September. Enjoy the rest of your summer! Warm regards, David Heidenrich ML HOA President

GUESS WHAT WE HAVE! By the time you get this newsletter the Mountain Lodge HOA will be ready to launch our very own website. The purpose of this website is to keep our members informed on the latest community and local area news. The site will also provide information about available services and clubs, calendar of upcoming events and important dates and different ways to stay in contact with board members or neighbors. It will also provide quick links to RealManage, SAWS, CPS, Waste Management and others. One of the great things about having a website is that information can be posted as it happens which gets it into the hands of all homeowners more quickly than is now possible. More information will be forthcoming after the website is finalized. Please remember that this is still a work in progress. There will continue to be additions, changes and improvements as time allows. Log on and check us out at http://www.mountainlodgeinfo.com Many thanks to the vision and hard work by David and Michele Lopez in designing and creating this website for Mountain Lodge. Michele is the co-chair of the communication committee and her husband David volunteered the expertise needed to develop the website. We believe this will be a tremendous asset to our community and are grateful for the time and effort they have put into this project. Mountain Lodge HOA

mountain lodge DID YOU HEAR ?

From the CC&R’s

We now have a dedicated phone line for Mountain Lodge Homeowners to call when there are concerns or issues they need help with. This line connects directly with April Navarrete, who is the Assistant Community Association Manager at RealManage. If she is unable to take the call, the homeowner should leave a message and are guaranteed a call back within that same day provided the call comes in before 5:30 pm. Her office hours are 8:30 am to 5:30 pm, Monday thru Friday. If the call is received after 5:30 pm weekdays or on weekends she will return the call on the following business day. The number is: 210-291-8091 [email protected] www.realmanage.com

QUOTE of the MONTH “When I was a boy of fourteen, my father was so ignorant I could hardly stand to have the old man around. But, when I got to be twenty-one, I was astonished at how much he had learned in seven years.” - Mark Twain, American humorist, novelist & wit (1835 – 1910)

Article III, Section 3.19 - Parking On-street parking is restricted to approved deliveries, pick-up or short term guests and short term invitees and shall be subject to such reasonable rules and regulation as shall be adopted by the Board of Directors. Parking, but not storage, of automobiles in driveways is permitted. The Covenants, Conditions and Restrictions (commonly referred to as the CC&R’s) is the official document that establishes the rules and restrictions which apply to the residents of Mountain Lodge for the purpose of protecting and preserving the desired character of the community. The above was reprinted, in part, from this document. Each month we will include an excerpt from the CC&R’s that is relevant to all homeowners. Note from the Editor – Due to the large number of vehicles being parked on the streets in violation of this section of the covenants, and that compliance warning letters to offending homeowners are being ignored, a towing policy has been developed by the Board of Directors as a means of enforcing Article III, Section 3.19. This policy, when implemented, will be published in its entirety.

mountain lodge FOUND A PET?

Because of the frequency of found pets in Mountain Lodge, it seemed appropriate to include the following locations where, if the owners cannot be located, residents can take the animals to be attended to. Your first action, of course, is to contact your ML HOA at [email protected] so we can put the word out and try to locate the owner, but if that fails and you need to find a home for the animal, then either of these shelters can help you. Both of these facilities are non-profit ‘no kill’ shelters and will assist in locating the owner if possible. Or, if you are wanting to obtain a new pet for yourself, these are good places to start looking.

mountain lodge By My Observations… My name is Dave L, and I live in Mountain Lodge. By my observations, life can be fun, hard, tragic, entertaining, or just plain uneventful. And, it is always interesting. If we pay attention, a simple continuing education class can be a learning experience – in more ways than one. I once read that the brain has certain characteristics in common with other muscles of the body. Routine activity enhances strength, stamina, and durability. This works for the mental as well as the physical. The brain, in short, needs to be exercised. Those of us with kids maintain that our brains get plenty of such exercise from reading bed time stories, favorite books for the thousandth time, instructions to seemingly simple toys, and the occasional note home from school. However, the type of work the brain needs is learning new things. Some people learn drawing, photography, pottery, glass blowing,

or gardening. I’ve always wanted to learn French, despite my mother’s insistence that I take more Spanish. Four years in high school and two more in college were evidently not enough. Earlier this year, the opportunity finally presented itself to me. Now, I’ve tried to listen to language lessons on my iPod, but invariably, I listen for five minutes and then turn to music. Some people are disciplined enough to learn like that, but not me. I need a classroom. So, I took a very basic French class on Monday evenings. I was very excited about it, as was my oldest son. He’s five, and everything is an adventure for him, whether he is directly involved or not. From his perspective, he was as much part of the class as was I. The first two classes were great. Since I got home after his bed time, I would fill him in with what I learned the next morning. I would take out my notes, struggle through the chicken scratch, and

read what I had learned. Then, about the third or fourth week two things happened. First, he began asking me how to say things in French. Foot, mother, cheese, baby, and even cat and dog were easy enough. They were in the dictionary in the textbook. Battery, charcoal, fajita, remarkable, transmission, and dolphin were not. Each week, he would come to me with more and more words selected seemingly at random. “Daddy, how do you say waterbed in French?” He’s never even seen a waterbed. “Daddy, how do you say trapezoid in French?” The desire for learning set aside, how does he even think of this stuff? I would end up spending at least another hour looking up his list of words and phrases. The second thing that happened was that he started expressing a desire for my class to end so I could cook dinner. The fact that I cook every other night was not (Continued on Page 7)

mountain lodge By My Observations - (Continued from Page 7) good enough. He was growing, in those few short weeks, weary of frozen foods. And he felt the need to let me know. At this point, I must mention that he also has a little brother who is just shy of a year and a half. The older son made sure to let me know that his little brother was unhappy with the dining arrangements as well. I found this odd, since the younger only complains when his milk is running low or the cat won’t cooperate in a game of “Is your fur really attached to your body?” Needless to say, by the end of the eight weeks, my brain was thoroughly exercised, highly flexible, and ready for the next challenge to come its way, possibly a class in acting or lumberjacking. Interestingly, on day after the last class, I was at the day care picking up the boys. One of the teachers said to me, “I understand you were taking a French cooking class.” I glanced at my elder son. He wore a big smile.

Backflow Preventer Testing – it’s the LAW According to SAWS (San Antonio Water System) all residents who have a swimming pool or a lawn sprinkler system will be notified every two years to have their backflow preventer devices inspected and tested. This is not only a city law and a state law but a federal law which is endorsed by the Texas Commission on Environmental Quality. If you receive a notice to this effect you need to have this procedure done and it is at your expense. Therefore, you should call several companies to get a price quote to insure you are being charged a fair price. There are a few companies charging around $45.00. The average price however, runs from $65-$75 to as high as $135-$185. If you call some of the plumbing companies you will find a wide variance in fees charged and a lot of companies do not even test residential installations. If you do not get a price below $55 you should keep calling. Be sure to ask if they offer group rates where, if five or more of your neighbors have also received notices, a group can be set up so that the cost can be cut even more. Some companies only inspect large industrial installations so be sure to explain that you are calling about a residential device and are complying with a notice from SAWS. Bottom line is – yes, by law you need to have the testing done if you receive a notice from SAWS, but you do have a choice of picking an inspector and saving some money. We have called several companies and although we do not endorse any specific company, we have found three that do charge a reasonable price. They are: Ron Renouf A-1 Backflow 210-696-1411 210-490-2474

Johnston Irrigation 210-394-8326

Be sure to ask if they offer a group rate as you may be able to get the work done at even less cost.
