Hello Mountain Lodge! I hope you are all enjoying the pools. By the time you read this our pools will be open daily from 11 AM to 9 PM. Please abide by the pool rules so we can have a fun and safe season. The pools will be open daily through August and then weekends in September. Once again I feel it’s necessary to talk about street parking. As a reminder there is to be no street parking by residents. On street parking is okay if you are having friends over for a few hours during the day. There is no overnight parking allowed at all. Article III, section 3 19 of our covenants state “Onstreet parking is restricted to approved deliveries, pick-up or short-term guests and short-term invitees and shall be subject to such reasonable rules and regulations as shall be adopted by the Board of Directors. Parking, but not storage, of automobiles in driveways is permitted.” We all have at least two car garages as well as ample parking in driveways. As we move forward we will be implementing a towing policy. Residents in violation of the above covenant will be issued a warning letter. If the car(s) continue to be parked in the street a fine will be assessed. Continuing to ignore the covenant will result in towing of the vehicle(s). The resident will be given ample opportunity to begin parking in their driveway or garage before being towed so towing will only be done when the resident chooses to ignore the requests for compliance. This is one of the most frequent complaints I get from residents as it is not only a safety issue but also detracts from the curb appeal of our homes. Also, please remember that now that school is out we have many children out and about on their bikes and scooters. Please use extra caution when driving and stop at those stop signs! Believe it or not they are there for a reason. Our next HOA Meeting will be our big one. This meeting will be July 12, 2010 we will be electing a new Board of Directors. If you have not yet received details on this process from RealManage you should be shortly. Please make every effort to have your household represented at this meeting as this is your opportunity to choose those who will serve Mountain Lodge. Enjoy your summer! Pool News The neighborhood has spoken and the Board listened…there is a change to the party fees!!! We will still book the parties through sapoolmanagement.com. There will now be a refundable deposit of $100 dollars plus an administrative fee to Sa Pool Management of $25. If there is a need for additional lifeguards SA Pool Management will let you know how many extra Lifeguards will be required for your party. Your $100 deposit will be refunded if you remove party decorations, clean up food left on tables and the floor, clean up paper, food containers and leave the pool and pavilion area the way it was before you arrived. Treat the pool as if it was in your backyard. Remember the Lifeguards are here to keep our children safe, they are not responsible for your mess! For those homeowners who have already made a payment, your payment will be adjusted to reflect the new fees. We apologize for the inconvenience. With change comes difficulty; we have had several children jump the fence to swim when the pools are not open. We are very concerned for their safety. Parents please remind your children of the pool rules, if there is a child that is injured or drowns the HOA could be liable for his/her actions which means you and I will be affected by this child’s foolish choice. Our HOA fees would certainly go up but none of that would matter if a child was not just injured but drowned from his/her actions. Please sit down with your children today and go over the pool rules. Let them know when the pools are open, weekends from 11 am – 9 pm in May and starting June 5th everyday from 11 am - 9 pm. mountain lodge Pool News (Continued from Cover Page) for cleaning on Monday. The Misty Peak pool is closed on Tuesday for cleaning.  They must be 15 years old to go to the pool without an adult. They must have a pool key to enter the pool. They must have good behavior while at the pool, no running, foul language, no rough housing. They should not be using the pool furniture to climb on, skateboard over or throw into the pool.  No skateboarding/riding bikes on the pavilion and deck area.  Please remind them to treat the pool facilities with respect just as they would want their personal items treated.  We are receiving many e-mails from homeowners to mtnlodgeinfo@gmail. com with comments and concerns regarding the pool facilities. I want to remind you to please get involved and get active by joining the pool committee and making change a reality in your community.

Christmas is Just Around the Corner! The Social Committee is looking for volunteers to take over the Christmas decorations for the neighborhood. A lot of residents request that we have decorations at every gate but unfortunately we don’t get as many people who are actually willing to do it. We would like to expand the decorations for the main entrance as well as have some unity in the decorations between the different gates. If we don’t find somebody willing to take on this task, there won’t be decorations this year. If you are interested in this job, please let me know! Thank You! Kristen, [email protected]

Mountain Lodge Manta Ray Swim Team This will be the 6th year the Manta Rays have been swimming with the Maverick Summer Swim League. They hold practices at the Seven Winds pool Monday through Thursday from 4 pm – 7:45 pm. Beginning June 7th their schedule changes and practice starts at 3 pm and ends at 6:45 pm. Their season started May 10th and ends with an Awards Ceremony July 1st. There is no practice scheduled for Memorial Day. Their first home meet is scheduled for Tuesday June 1st.  The last home meet is scheduled for Monday June 21st.  This year we have 77 families and 125 children participating. Carol Rettele and Stephan Kaufman have returned as the teams Coaches and Brooke Miller has taken over as the Team Manager. The team placed 2nd at the Championship Meet last year so make sure to cheer on our swimmers in the bright green suits! GO Manta Rays!

For those of you who are guilty of excessive speeding on Wilderness Oak and do not care, or just didn’t think it mattered – this information is for you. We STILL have a serious speeding problem in our community. It has developed into a dangerous situation and one of these days someone is going to be killed or seriously hurt. How could that be you say, the speed limit is only 20 mph inside the subdivision and only 30 mph on the external streets. No one could get seriously hurt, much less killed, at those speeds – right? Well the Bexar County Traffic Division did a speed/volume study a few weeks ago and you may remember seeing the pairs of sensor cables stretched across some of the streets outside the subdivision. The results of that study are pretty scary. We have edited one of

the reports (to make it easier to read, the data has not been changed) and it is included in this newsletter. This particular report covers the section of Wilderness Oak between the Alpine Lodge entrance gate and the tee intersection at Mountain Lodge. This is a street that some of our children may be walking along this fall on their way to school. Those of you who are guilty of excess speeding (you know if it is you) really need to give some serious thought to how important it is to gain a few seconds going to or from Hwy 281. How about just leaving 30 seconds earlier from home and slowing down to the posted speed limits? Please look at the BCTD traffic study – you will be surprised.

mountain lodge From the CC&R’s Article III, Section 3.25 Maintenance of Lots and Improvements Thereon (a) Owners and occupants (including lessees) of any Lot shall jointly and severally have the duty and responsibility, at their sole cost and expense, to keep such Lot and all buildings, improvements, grounds or drainage easements thereon or other rights-of-way incident thereto, and all vacant land thereon, in a well-maintained, clean and attractive condition at all times. Such maintenance shall include, but shall not be limited to, the following: (i)

Prompt mowing of weeds, grass or other unsightly growth on vacant lots; (ii) Prompt removal of all litter, trash, refuse and waste; (iii) Lawn mowing, on a regular basis; (vii) Keeping lawn and garden areas alive, free of weeds, and attractive; (xiii) Maintaining and repairing fences, walls and retaining walls (c) If, in the opinion of the Board of Directors, any such owner or occupant has failed in any of the foregoing duties or responsibilities…..the Association may give such Person written notice….and such Person must within ten (10) days….perform the repairs and maintenance required. Should any such Person

fail to fulfill this duty and responsibility within such period, then the Association …..shall have the right and power to enter onto the premises and perform such repair and maintenance…..The Owners of any part of the land on which such work is performed shall jointly and severally be liable for the cost….. The Covenants, Conditions and Restrictions (commonly referred to as the CC&R’s) is the official document that establishes the rules and restrictions which apply to the residents of Mountain Lodge for the purpose of protecting and preserving the desired character of the community. mountain lodge A Reminder… We all know about the need to have our dogs confined to our own property, unless walking them on a leash, and to pick up after them. But one thing often forgotten is our cats. Cats can also be a nuisance when let outside and allowed to run loose. This has been a recurring problem in the community and several complaints have been received by the HOA. The closest thing to a litter box a cat can find outdoors is a mulched flower garden and one of the last things you want to do when attending to your plants is to be digging in the waste a cat has left behind. Cat urine and feces can carry a variety of diseases. Pregnant women in particular need to stay away from cat feces and urine as they can contact a disease that will transfer to their unborn fetus and cause severe disabilities in the unborn. Contact with urine and feces of pets (dogs, cats, etc.) can lead to a harmful disease called Leptospirosis. Hence, it is best to avoid unnecessary contact with our pets excreta. Please be considerate of your neighbors and keep cats on your property or on a leash.
