Arrival & Car Parking Facilities •

Car parking is available on the drive or on the road outside



The front drive is flagged, and generally flat, but ramped to the front door.



The front door key is accessed in a key box which is attached to the wooden pillar of the bin store in the front drive.



There is a thresh to the front door 2.5cm high. Front Door is 85cm wide and x198cm high, hinged on the left.

Main Entrances & Doorways •

There is a thresh to the front door 2.5cm high. Front Door is 85cm wide and 198cm high, hinged on the left.



There is a light on a sensor if you are arriving after dusk and you will receive the key safe code with your directions.



Operating key safe. slide down the front cover, enter the 4 digit code, press the lever on the left of the dials dial while pulling toward you. Retrieve key. Close safe door, scramble code and close siding flap.



The front door is 85cm wide and 198cm high hinged to the left opens directly into the lounge area, there is an inset coir mat 104cm x 103cm at the front door and wooden floor throughout the downstairs area.



The lounge dining area and kitchen are all open plan. As you walk through the lounge there are 3 large sofas 46cm high, TV on the wall on your right activated by remote control.



The dining table is 243cm long, 112cm wide and 79cm high. There are 8 chairs with a seat height of 48cm.



Modern sliding doors operate from the left hand side pulling to the right and open the full width of the dining room there is a thresh of 6cm leading out onto ma step 112cm wide x 49cm depth x 18cm high, leading down onto the paved patio area, where there is an outside dining table and chairs : table 145cm by 90cm and 73cm high, chairs44cm seat height.

There is a wooden door opening away from you 75cm wide by 198cm high leading into a cloak room where the toilet is 43cm high. Through another door (same dimension) in this room is a utility room where there is a a fridge freezer to your left. Wood laminate flooring, on the right in the right hand corner is a washing machine with tumble drier stacked on top.



On the left is an area to hang coats, and next to that a door to the outside (front) 185cm wide, by 96cm high, and a step 17cm to the paved driveway



Off the kitchen is a back door with thumb turn for use as emergency exit, door is 82cm wide and 198cm high, and opens inwards and is hinged on the right, there is a step down from this door 99cm wide, 49cm tread, 17cm high, onto a paved pathway running front to back of the house.

General house layout: Up the main staircase are 3 bedrooms all ensuite: 2 double, 1 twin. A further staircase takes you to the attic suite: a further bedroom and ensuite shower room. Upstairs (main staircase): Staircase: comprising12 steps, 20 risers,74cm wide, tread depth 25cm (open back stairs) to main landing. Hand rail to right hand side of stairs, left hand side enclosed. Super King Bedroom 1 On the left is a large super kingsize bedroom, with window overlooking the sea, a further window looks to the side of the house. There is an ensuite bathroom, which is fully tiled. The bath is 59cm high, 160cm long, 54cm wide, there is a fixed glass shower screen which is 76cm wide, 140cm high. Bath taps are lever operated with a diverter to operate the over bath shower. The toilet is 43cm high, the wash basin has a lever operated tap, and is 85cm high, 70cm wide, 45cm deep. Super King Bedroom 2 To the right is another super king bedroom, with balcony doors 57cm wide, 204cm high, doors open by sliding to the left, with a thresh step 238cm wide, 15cm high, onto the balcony which is 425cm long, 100cm wide, with a railing surround which is 121cm high. The ensuite shower is room, is fully tiled, access door is 74cm wide and 198cm high, opens inwards hung to the left, shower is open access with a glass retaining screen, access is 70cm wide with a thresh of 3cm into the shower. The shower is mains operated, by the dial control. Toilet is 44cm high, basin is 83cm high and 55cm wide. Twin Bedroom 3 Two 3’ wide single beds are arranged next to the walls with a 53cm gap between them. The ensuite room door opens inwards hinged to the right is 73cm wide. The shower cubicle is quadrant style with sliding doors providing an entry gap of 46cm wide. The shower cubicle thresh is 8cm high. The shower is mains operated, by the knobs control. Off the main landing is a further staircase. 3 steps stairs to a 180 degree turn, a 2nd quarter turn, 3 stairs to the landing of the attic suite. Each stair is 20cm high, 66cm wide, 25cm deep (open back), the left hand side of the stair case is enclosed the right hand side is tempered glass panels topped by an oak hand rail for the full length. On the top landing left is the bedroom and right is the shower room. The bedroom has a super king size bed which can be set as two 3’ single beds on request. The attic room has some restricted head height to the edges of the room. There is a gable window overlooking the sea, and veluxes along the ceiling. This is a large room with a TV. A walk in wardrobe with sliding doors is situated on the landing and the ensuite shower room is tiled throughout. The shower cubicle is a rectangle 115cm by 75cm with tiled wall to two sides, and two sides glass, one of which is an opening sliding door giving a 47cm wide access. The toilet is 40cm high, the basin is 79cm high and 50cm wide. Outside: The rear garden has artificial grass, and the Patio area is flagged. The front drive way is paved. General things: All bedrooms are carpeted, all bath/shower rooms are tiled. All communal areas downstairs are wood floor The house has an integrated emergency water system in case of fire to protect exit routes, in addition it has mains smoke detectors. All heating and hot water is run by electric. •

A Welcome Pack is provided to describe the house and its appliances and facilities., plus separate folders for all manufacturers instruction leaflets and places of interest leaflets.



A notice board is supplied and displays telephone contact number of the keyholder/caretaker.



Well behaved pets are welcome (1 large or 2 labrador size, or possible 3 smaller depending on breed/type check before booking).



The premises is non smoking throughout.
