Clanmil Shared Equity Scheme Clanmil are offering interested parties the opportunity to purchase properties within the scheme by way of their ‘Homebuyer’ Shared Equity scheme. Through shared ownership you buy a share of the property and pay a rent on the remaining share you do not own. Gradually you may buy further shares which is called staircasing and eventually own your home outright. Although you have not bought the property outright, you will have the normal rights and responsibilities of a full owner-occupier.

Do I qualify for Homeowner? The scheme is intended for people who cannot afford to buy a suitable home in any other way. If you have a small deposit and are struggling to purchase a house for the full purchase price you could qualify for Homeowner.

To qualify for an affordable home through this scheme: 1. You must not be able to buy a home suitable for your housing needs within a reasonable travelling distance of your work place, as determined by Clanmil, in force at the time of application. 2. You must have capacity to meet the initial costs of the purchase which may include the following (this is not an exhaustive list) – valuation and legal fees, stamp duty and other costs of moving. 3. You must be able to show that you can afford the property by demonstrating your income and credit history, you will also need to demonstrate that you will be able to meet the ongoing costs of home ownership which may include the following (this is not an exhaustive list) – ground rent and management company charges. You will also as a minimum verification show that your mortgage lender has conducted appropriate affordability checks.

4. You must not • be a current home owner either on your own or with some other person • or have a current mortgage • or have a property to sell • or have an interest in any property in this country or abroad. If you are interested in this scheme you are advised to discuss it with your solicitor or legal adviser.
