Welcome to the June issue of Property News! May signalled the start of the wedding season with the nuptials of Prince Harry and Meghan Markle. There was much excitment in the build up along with lots of focus on their wedding day location – Windsor Castle.

Rugs Change the texture and feel of a room simply by replacing any rugs you may have. Introduce a light, natural fibre rug to lighten things up and create a more relaxed, summery feel. Doing this will be fairly inexpensive, stylish and durable – perfect!

Up-cycle Changing your furniture can be expensive but an easy way to get around this is to up-cycle! It’s a massive trend at the moment and lighter on the purse strings. If you’re feeling brave and up for the challenge but not sure of where to start, there is plenty of inspiration and how-to’s on the Internet. Go for it!

Pillows Perhaps the easiest way to brighten up the mood in a room is to change your pillows and cushions. If your pillow inserts are in good condition, save yourself some pennies by buying new cushion covers instead. Remember to look for fabrics that are easy to clean as well – especially if you have children or pets! There’s nothing worse than spillages that can’t be easily cleaned; meaning that it can cost you more in the long run if they need replacing.

Change lampshades If your old sources of light are looking a bit drab and in need of an update, rather than buy brand new lamps, look into getting new shades for them instead. Tie in your colour scheme with all the other elements such as cushion covers and throws and you’ll be well on the way for having a co-ordinated – and new looking – living room.

Re-arrange furniture The cheapest option for giving your living room a new lease of life is absolutely free and requires hardly any effort from you either! Simply re-arranging your furniture can make you feel like you’re in a totally new room, satisfying your need for change. Experiment with moving your sofa and tables around to different locations. And if you don’t like it? You can just change it back again!

Add a throw Introducing a throw to the room is a great way of tying all of the elements of a room together and re-enforce the feel that you are creating. If your living room colours are neutral, add a splash of colour with your choice of throw. Take inspiration from your new cushion covers too. Colour trends for this summer are yellows and blues.

Find the home ofyour dreams! We all dream of our perfect home, but to actually live your dream is a whole different idea. But just what should you bear in mind when choosing your new home?

Moving homes is one of the most important decisions you’ll make in your entire life. It can also be one of the most complicated and anxiety-inducing phases you’ll ever go through; so doing all you can to ensure it will be a smooth process, is paramount. When it comes to finding your perfect home, making the correct decision is vital, so here is our guide to helping you make the right choice.

Can you afford it?

First impressions count Many of us are already aware that instinct plays a big part in things like moving, and first impressions are powerful. When you view a property and it feels like it’s yours even before you place an offer, when you feel genuinely excited to talk about it with friends and family, when you feel ready to stop looking at other homes, and when every thought in your mind tells you to buy the home – these are signs of a great first impression and ‘the one’ moment. All of this is important, but be careful not to let your feelings override more practical and, perhaps, even more important factors.

Likely to be one of the first serious questions you’ll ask yourself is whether you can afford the property or not. This may seem like a given, and that you wouldn’t bother viewing a property if you already knew you couldn’t afford it. However, there are a wide range of costs involved in buying and moving homes other than the property value itself. Stamp duty (if it applies), valuation fees, surveyors’ fees, legal fees, removal costs, and of course the deposit, can be significant when added to the mortgage costs themselves. Also important to note is the cost of ongoing maintenance and repair costs, insurance, council tax, and other every day running costs.

Do you feel safe? No, this isn’t scaremongering we promise! It’s just that if you have that initial feeling, perhaps upon a viewing of the property, of being safe and secure, it may be worth paying attention to that as your sixth sense can often speak volumes. Also important to consider is the area in which the property is based in terms of crime rates. There is a fantastic free app called Crime Map: England and Wales which uses the UK police database to show statistics for a wide range of neighbourhoods, displaying their crime rates and relative risk factor. It also uses the national average stats to draw comparisons.

Fundamental requirements Many buyers on the hunt for their ideal home will generally already have in mind how many bedrooms they require – perhaps depending on whether or not they have a family to consider. But depending on whether the property offers the scope for potential extension work, bigger isn’t always better, especially if you’re already planning on, say, having a conservatory with a particular design or an extra ground floor room added later. It’s worth noting here that you may need to seek planning permission in order to carry out any improvements to the property. Are you a keen cook? If so, the kitchen could be another important deciding factor, since more worktop space and the desired appliances/appliance space would be a fantastic way of unleashing the Michelin star chef in you!

Make sure you do your research and you’re perfectly located for your specific needs Gardens and parking If you have pets, remember to specify your criteria for outside space. Many pets feel most at home roaming around in grass, but some others are happy just to get some fresh air and hear the sounds of nature! Perhaps you’re a keen sunbather, or maybe barbeques are your thing. The right kind of outside space will be really important in catering for such needs, as well as the potential for summerhouses, greenhouses, and vegetable patches.

Location, location, location Looking for something rural and out in the countryside, away from the hustle and bustle of the city? Or perhaps you love the city life and desire to be on the very edge of the centre of town. Sometimes you can even find the best of both worlds, with your new home being situated for rural living yet also a stone’s throw away from amenities and, if required, schools. Maybe you’re an avid swimmer and crave a leisure centre and/or gym being close-by. In which case, make sure you do your research and you’re perfectly located for your specific needs.

Depending on the number of vehicles you own, you will also need to specify what parking you require. If you only own a motorbike for example, a driveway may well suffice. But if you have a couple of cars, you may need to look into making sure there is a garage with the property.

Two weeks of ace tennis returns to SW19

It’s time to serve the strawberries and cream once more, as one of the biggest sporting events in England, and arguably the most prestigious tennis tournament in the world, returns in July At the annual spring press conference, this year’s Wimbledon prize pot was announced as £34 million, with the men’s and ladies winners receiving £2.25 million – a rise of £50,000 on last year. Injured competitors will be able to claim 50 per cent of their first-round money, up to £4,000 to £39,000, if they withdraw on site by the Thursday before the start of the main draw. The total prize money is more than the 55 million Australian dollars (£30m) offered by the Australian Open in January, but slightly less than the French Open (£35.5m). Last year, tennis fans saw Swiss player Roger Federer become the first man to win Wimbledon eight times, after beating Marin Cilic on Centre Court. However, in order to defend his title, he will need to see off tough competition, including current World No.1 Rafael Nadal, who will be looking to win his third Wimbledon title. 2017 also saw Garbine Muguruza beat Venus Williams in an exciting

final to win her first Wimbledon title. The Spaniard, and World No.3, will be hoping to defend her title, with Simona Halep and Caroline Wozniacki also in contention. Earlier this year, Kyle Edmund became the 12th British No.1 since the official men’s world rankings were launched in 1973. Since his first Wimbledon appearance last year, Kyle has come far and reached the final of the Australian Open but missed out to Marin Cilic. The 23-year-old will be hoping to go a long way in SW19 this year. After his major operation earlier in the year, Andy Murray has faced a race against time to challenge for his second Wimbledon title, after famously beating Novak Djokovic in 2013. As Murray has not played professionally since January of this year, the 31-year-old Brit will not be seeded in the top 32, meaning he could potentially be drawn against Roger Federer or Rafael Nadal in the first round. However, seven-time champion Serena Williams, who did not

defend her 2016 title last year due to pregnancy, believes she should be seeded in the top 32, despite dropping down to 449 in the world rankings. She argues that players returning from pregnancy should have protected seedings as well as protected rankings. Williams said: “I think it’s more of a protection for women to have a life. You shouldn’t have to wait to have a baby until you retire. Pregnancy is not an injury.” Many people involved in women’s tennis feel players are being penalised for dropping down the rankings, in the same way as injured players, when they take time off to have children. A meeting is due to take place before the tournament gets underway. The All England Lawn Tennis and Croquet Club chairman, Phillip Brook, said: “It is totally different to an injury and we have empathy and sympathy for the point being made. It is a question we will certainly address.” Wimbledon takes place 2nd-15th July 2018.

After an exciting season of football across the Premier League and the Football League, football fans are readying themselves for a summer full of World Cup football. 32 teams will be in action over a total of 64 matches spread over a month Two of the bookies’ favourites to win this year’s World Cup in Russia are five-time winners Brazil and reigning champions Germany. However, many critics claim this current England side is a far cry from the ‘Golden Generation’ that failed to deliver during the 2000’s. Despite this, some are optimistic after the Three Lions qualified with such ease and played well in their warm-up friendlies against top national sides and, with two-time Premier League

Golden Boot winner Harry Kane and other in-form players on their side, they have an outside chance. The World Cup sees the world’s best players on our screens, and Premier league fans can expect to see some familiar faces including Liverpool sensation Mo Salah representing Egypt, as well as a host of Belgian internationals. There are dozens of players to look out for. There is some controversy and fears however, especially for travelling England fans. Back in 2016, during the European Championships, dozens of Russian fans were arrested for violence towards England fans. Two English men suffered life-changing injuries when Russians charged towards them with weapons, and officers from England advised fans not to travel. After the conflicting political tensions between England and Russia, the English government have even threatened to “boycott” this summer’s competition. Soon after FIFA decided to award Russia with the World Cup, the governing body saw a surge of arrests and convictions surrounding corruption – making many question FIFA’s decision to award the World Cup to Russia this year and Qatar in 2022. The World Cup kicks-off at the Luzhniki Stadium Moscow when Russia plays Saudia Arabia on Thursday 14th June and the final will be played in the same stadium on Sunday, 15th July.

The UK Wedding Statistics 2017 report by confetti.co.uk covers everything from new social media trends to colours, themes and the average cost of a wedding – which is now said to be £15,000, with almost a quarter of all couples saying that they spent £10-15k on their wedding day.

When brides were asked, ‘what did you do yourself or with help from friends and family?’, 56% said that they made their own invitations and other wedding stationery, while almost half of couples made their own decorations. Even supermarket chain Aldi have their own wedding range!

Kate Thompson, wedding industry expert, said: “Over half of weddings now feature some homemade element, with an incredible 56% of brides making their own wedding invitations, table planners and thank you cards, and 62% now making their own favours. The trend for homemade weddings is definitely on the rise, perhaps in part thanks to Confetti’s DIY wedding accessories and tutorials.”

Splash of club soda

*Sesame simple syrup is made by toasting sesame seeds until golden brown then added to equal parts sugar and hot water. Strain to remove all seeds before serving.

Instructions

Mix blueberries and mint in glass/ mixer. Add Stoli, lime, and simple syrup. Shake in a cocktail shaker. Pour into a tall glass and add a splash of soda.

Slap lemon balm to release essence. Add cucumber puree, lemon and sesame syrup to cocktail shaker. Add vodka and shake vigorously. Strain into a glass and garnish with fresh cucumber.
