REQUEST FOR PROPOSALS Construction Management/General Contractor (CM/GC) Services State of Colorado University of Colorado Denver Notice Number: 2016000007 Notice Status: # Notice Revisions: Project No: CU #823086(State #2016-092) & CU #15_180205(State #2016-071) Project Title: CU Denver Wellness Center and AHEC North Classroom Renovation Estimated Construction Cost: $55,500,000 *ARRA Funding?: No Settlement Notices For all projects with a total dollar value above $150,000 Notice of Final Settlement is required by C.R.S. 38-26-107 (1). Final Settlement, if required, will be advertised via: Electronic Media Project Description Construct a new 85,000 to 90,000sf CU Denver Wellness Center on the AHEC campus at 12th street and Auraria parkway. Renovate classroom, offices, and complete a major infrastructure upgrade to the AHEC North Classroom Building at Speer and Larimer. The renovation work in North Classroom will include 34 classrooms, bathrooms, chiller, cooling tower, air handlers, main transformer, building automation, phone, lighting, hvac distribution, windows, and roof replacement. The two building projects will delivered in parallel design and construction periods. The CMGC contractor will be required to a have full time project manager and superintendent for the two building projects. Scope of Services CM/GC services for new construction, renovation, security, audio visual, and telecom wiring. Minimum Requirements Notice is hereby given to all interested parties that all firms will be required to meet all minimum qualifications to be considered for this project. To be considered as qualified, interested firms shall have, as a minimum: 1. The contractor staff, including Preconstruction Manager, Project Manager, and Superintendent, must have previously worked on three (3) projects over $56,000,000, similar to this proposed project, in an occupied space during construction. Provide the reference information, including name and contact information, for an owner and/or architect for these examples. 2. Provided Construction Management/General Contracting services within the last five (5) years for at least two (2) projects each in excess of $56,000,000 (hard costs), utilizing the expertise present in their Colorado Office. 3. Demonstrated specific Construction Management/General Contracting experience in projects of similar scope and complexity.

4. Demonstrated bonding capability up to $56,000,000 for an individual project coincidentally with current and anticipated workloads; provide letter from surety that affirms this capacity. 5. Demonstrate ability to work in a dense urban environment with limited staging and in fully occupied building while doing renovation. Colorado labor means any person who is a resident of the state of Colorado at the time of employment. Each solicitation by a state agency for construction services shall contain a clause requiring the bidder to disclose if they are a Service-Disabled-Veteran-Owned-Small-Business (SDVOSB). A SDVOSB per C.R.S. 24-103-211, must be incorporated or organized in Colorado or maintains a place of business or has an office in Colorado and who is officially registered and verified as a SDVOSB by the Center for Veteran Enterprise within the U.S. Department of Veterans Affairs.
