Russell Creek April 2008

Volume 2, Issue 4

Official Publication of Estates of Russell Creek Homeowners Association

Hi Neighbors,

As I write this letter, it is Spring Break and the Annual Meeting is next week. There is a lot going on and the outcome of the Annual Meeting is unknown. I know that some of our members are unsure of the results and direction of the HOA. It will be interesting to hear from those who attend. I hope the best for our neighborhood. We have several projects waiting to be approved. We did approve the project to renovate the Kimbrough Pool complex. A new arbor and a major facelift for the restroom facilities should be a major improvement in the neighborhood. We still need to make a decision on the landscaping along Bonita Drive. It is in need of some major work. We also need to make a decision on the renovation of the basketball courts. Another project that needs to be decided upon is the security cameras at Bonita pool. We have several more major projects that need to be addressed, but have the back seat until these other projects are decided upon. Hopefully the new board can get these projects approved and completed. It is that time of year that brings major concern with regard to yard maintenance. There are several homes in the neighborhood with weed problems. It is in the CC&Rs that homeowners are to keep and maintain a neat and orderly yard. The city has rules about the length of grass and weeds in the front yard, but the HOA has standards that require each homeowner to control the content of the plants growing the in the yard. Please take time now to treat the weeds in your front yard so that the HOA doesn’t have a make this an issue. Now for a question that came up recently. This time I was the one who asked the question and got an interesting answer. I was not aware that Mistletoe was a bad thing. I always that Mistletoe was kind of a neat thing. Well I learned from a neighbor that Mistletoe is just the opposite. It is a hemi-parasitic plant that derives some or all of its sustenance from another plant. Yes, a parasite. A little can prevent your trees from growing and a lot can kill your trees. Mistletoe is spread from tree to tree by birds. Birds eat the fruit of the mistletoe and excrete the seeds on a neighboring tree. We do have a little Mistletoe in the neighborhood. Birds can spread this and make it a major problem if we don’t take the appropriate action now. Limbs with Mistletoe can be cut off so that the parasite is completely removed. If you have some Mistletoe in your trees, take action today so that we don’t develop a major problem in the future. Doug Finn Copyright © 2008 Peel, Inc.

2008 Capital Improvement Projects

As our wonderful neighborhood ages and numerous items begin needing to be either repaired or replaced, one would suspect that many Estates of Russell Creek Home Owners Association members are curious as to what is being done to improve our amenity centers and common areas. As our President has mentioned in his letter, construction is about to begin on the complete renovation of the Kimbrough Pool building and arbor replacement. In addition, other capital improvement projects that the HOA is either currently in the process of obtaining bids or will be moving forward on in 2008 are: • Installing security cameras to catch and prosecute any and all vandals and criminals! • Renovation of the Bonita Sports Court (This will include a new 8’ fence, access card only entry gate and court resurfacing) • Installing a tennis ball divider net between the two tennis courts • New inside benches for the tennis and sports court areas • Painting the Bonita Pool deck area • Painting the wrought iron fences surrounding both Kimbrough and Bonita pool complexes • Painting the benches, bike racks, playground equipment and lamp posts at the Bonita playground and pool complex • Replacing the picnic tables and trash cans at the Bonita playground and pool complex • Reinstalling, replacing and resecuring the concrete pavers around the Bonita playground and pool complex • Consideration of a stone retaining wall and landscaping along Bonita Drive to eliminate a longstanding erosion problem Please be patient during times the facilities are unusable due to the improvements being undertaken. Additionally, if you have any comments or suggestions regarding capital improvements please forward them to [email protected]. Dave Oldani, Treasurer Estates of Russell Creek HOA

ERC Crime Watch

Crime in the neighborhood has been pretty low lately. It is amazing what cold weather and school in session will do for the crime rate. The Police Department did send out a bulletin that I wanted to make everyone aware of. In the Independence and Maumelle area, a suspect drove up to a female teenager and asked her if she wanted a ride. It is a good time to remind your children about strangers in cars. Safety tip for the month: Use your car keychain remote as a home security system. Put your car keys beside your bed at night. If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies. It’s an additional security alarm system that you probably already have and requires no installation. Test it. It will go off from most everywhere inside your house. It works if you park in your driveway or garage. Think about it, if your car alarm goes off when someone is trying to break in your house, odds are the burglar or prowler won’t stick around...after a few seconds all the neighbors will be looking out their windows to see who is out there and sure enough the criminal won’t want that. It would also be useful for any emergency, such as a heart attack, where you can’t reach a phone. A wife suggested to her husband to carry his car keys with him in case he falls outside and she doesn’t hear him. He can activate the car alarm and then she’ll know there’s a problem.

Estates of Russell Creek WEEDS 101

THANK YOU

by Neil Speery Question: There are so many types of weed killers. How can I choose the correct one? Answer: To choose the correct herbicide you need to answer three pairs of questions. • Is the weed an annual or perennial? • Is the weed a grass, or is it a non-grass (broad-leafed) weed? • Does the weed do most of its growing in the cool months or during the warm months? If you can answer those three pairs of questions, you and your nurserymen will be able to choose the most appropriate weed killer. Pre-emergent weed killers, for example, will control annual weeds so long as you apply them before the weed seeds start to sprout. Early spring and early summer applications will prevent the warm-season annual weeds. Early fall applications will prevent the cool-season types. There are types for both grassy and broad-leafed weeds. On the same line, there are post-emergent weed killers for both grassy and broad-leafed weed killers. Your nurseryman can steer you in the right direction. Total-kill herbicides eliminate all vegetation, and there are specific weed killers for nut sedge as well.

A big thank you to those residents who made a donation to the Plano Police Teddy Bear Program: Nathan White The Finnerty Family Dayleigh and Olivia Bos Kyle Schuttenhelm Zoe Smith and everyone else who made an anonymous donation. Our Police Department was very appreciative and the bears will be placed in squad cars to be given to children when necessary. Thank you all again for helping a child through a difficult situation.
