You will be charged for the electricity and water that you use during your stay. Utilities will be deducted from your security deposit. We will collect your security deposit at time of payment for your rental. When you check out, your credit card will be credited the balance less your electricity and water usage and any damage or missing items. The reason that we started charging for electricity and water is that some people use very little, and some people waste a lot. (Leave on heat or air conditioning when they are gone all day, leave on lights, etc.) It's a money issue and a national security issue as Israel buys oil from countries

that don't have her best interests at heart. So instead of raising prices, we decided to charge for electricity and water. They are measured on separate meters. We installed new energy efficient windows and super high efficiency heat pumps. The meters are read after you depart and the apartment has been cleaned. We have solar hot water heaters that provide plenty of hot water by mid-day through the early evening, weather permitting. Your local contact is Alice, Alice is also available for extra cleaning cooking and shopping. You may contact her directly for these services. For maintenance issues or emergencies, contact Abed. There is a combination safe next to the front door with the key. You will be given the combination before your arrival, after final payment has been made. RENTAL RULES AND REGULATIONS SULTAN’S PALACE, JERUSALEM, ISRAEL Thank you for renting our apartment. We hope your stay is joyous. The following rules and regulations are necessary for the safety and convenience of the tenants. ABOUT THE APARTMENT The apartment is located in the Abu Tor (Giv'at Hananya) neighborhood of Jerusalem. It is a mixed Jewish/Arab neighborhood. Abu Tor enjoys good relations with its neighbors. Abu Tor is inside the Green Line (Israel's pre-1967 borders). There is a beautiful park with a playground in front of the house. The parks are very safe, but children should never be left unattended. Apartment rentals differ from hotel rentals. Apartments offer full kitchens, and are more spacious and economical than hotels. On the other hand, an apartment is like your own home in that you provide your own toiletries (soap and shampoo), paper towels, toilet paper, laundry detergent, dishwashing soap, cleaning supplies and the like. Several grocery stores are located within a 5

minute walk. This apartment is much more than a rental property. It is our home in Israel. Please treat it as you would your own home. As a condition of the rental, Tenant agrees as follows: Check-out time is 10:00 AM Check-in time is 4:00 PM Early arrivals or late checkouts must be approved by the property manager, and is dependent on the departure of the previous guest, arrival of the next guest and the cleaning crew schedule. An additional fee may apply for early check-ins or late-checkouts. If you have a late flight and know that you will need a late check-out, please book the apartment for the night of your departure if you want to stay late. A late check-out prevents us from getting the apartment ready for our next tenant, who might be arriving the day of your departure if you have not reserved that night. Smoking: THIS IS STRICTLY A NON-SMOKING APARTMENT. If you must smoke, smoke outside. Please do not leave cigarette butts on the grounds outside. Smoking inside the apartment will result in a minimum additional cleaning fee of USD $250 to have the carpets and comforters specially cleaned. Linens: The rental includes use of linens, such as sheets, blankets and towels. Tenant will be charged for missing or damaged items. Cleaning: Tenant is charged a cleaning fee to clean the apartment at the end of your stay. The amount Tenant was charged is based on the typical costs to clean the apartment. Tenant will be charged extra if Tenant leaves the apartment especially dirty or uses more than usual number of sheets and towels. At the end of your stay, please take the trash to the dumpster on the street, wash the dishes, silverware, pots and pans, and generally leave the premises respectable. There is no daily maid service. Interim housekeeping services (during your stay) can be arranged by calling Alice. Tenant is responsible for paying for this extra service directly to the house cleaner or property manager. Please let Alice know as far in advance as you can if you wish this service during your stay so that they can try to schedule it. Electricity: Israel uses 220 volt 50 HZ electricity, like Europe and the rest of the Middle East. For your convenience, we have installed several plugs which take North American style plugs. Many type of electronics are designed to use anywhere from 100 to 240 Volts with their built in adapters. These may include battery chargers, electric razors, cell phone and iPod chargers etc. It is very important that you look at your electronics before you plug them in to verify that they are equipped for 220 volts. If you plug a 110 volt appliance into a 220 volt outlet, for example a North American voltage hair dryer, you will immediately burn it out. We are not responsible for your electronics. Pets: Pets are not permitted in the apartment.

Kashrut: The apartment is Kosher. Please do not bring in non-kosher items. The important parts relate to using foods which are Kosher and not mixing dairy and meat. Our apartment has separate dishes and silverware for dairy and meat. We also have separate sink bowls, microwave ovens and conventional ovens. Singles: We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. Damage/Reservation: A damage/reservation deposit is charged. The tenant is responsible for making sure that: a. No damage is done to unit or its contents, beyond normal wear and tear. b. Tenant’s account is paid in full. c. No unpaid charges are incurred due to contraband, smoking, pets or collection of rents or additional services rendered during the stay. d. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. e. All keys are left in the safe by the front door and unit is left locked. If the keys are lost or not returned, Tenant will be charged for the locksmith to re-key the apartment. f. All charges accrued during the stay are paid prior to departure. g. No linens or other items are lost or damaged. Payment: Please make payments in the form of bank wire transfers, travelers' checks, bank money orders, cashier's checks or personal checks payable to Vogel Realty, Inc. Do not mail cash. Please allow enough time for mailing and funds clearing. No personal checks are accepted less than thirty (30) days before arrival. You should call Jason Vogel at 1-310-770-8081 (California) or e-mail [email protected] to let him know that the check has been mailed, or that a wire has been sent. Major US credit cards are also accepted. The balance of the rent, including the security deposit, is due in full sixty (60) days before tenant's arrival date. Reservations made less than 60 days before arrival must be paid in full at the time they are booked. Tenants who do not pay in

full 60 days before arrival may have their reservations cancelled by the owner. Cancellations: Unlike a large hotel, we only have one apartment. Once you reserve the apartment, we then turn down any other bookings for that time period. We therefore require a sixty (60) day written notice for a cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty, except for a USD $75 transaction fee. Cancellations that are made within 60 days of the arrival date forfeit the full advance payment and reservation deposit. Cancellation, late arrival or early departure does not warrant any refund of or reduction in the rent. Monthly Reservation Cancellations: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in, or they will be charged for the full amount of their reserved stay. Maximum Occupancy: The maximum number of guests included in the rent is stated in the rental agreement. Minimum Stay: This property requires a minimum 3 night stay. Longer minimum stays may be required during holiday or summer periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. Laundry: There is a washer and dryer in the rear, hallway bathroom for your convenience. We also provide an iron and ironing board. You must provide your own laundry detergent. If you prefer, there are also several wash and fold commercial laundries and dry cleaners in the area. Rate Changes: Rates are subject to change without notice. The quoted rate is not guaranteed until the rental amount is paid. Falsified Reservations: Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money, and the Tenant will not be permitted to check-in. Exceptions: Any exceptions to the above mentioned policies must be approved by Jason Vogel in writing in advance. NO LIABILITY OF OWNER: This apartment is privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its grounds. The owner is not responsible for the loss of personal belongings or valuables of the Tenant, including theft or damage to vehicles. By accepting this reservation, it is agreed that Tenant is expressly assuming the risk of any harm arising from its use of the premises or others whom Tenant invites to visit the premises. Use of the safe is strictly at the Tenant's own risk. Do not leave any items on the window ledges. The owner's maximum liability to the tenant under any circumstances is limited to a full refund of Tenant's paid rent. Owner is not liable for any consequential damages or other Tenant costs. In the rare event that the apartment is not available as reserved due to a force majeure or due to any other cause, the owner's maximum liability is to refund the tenant his pre-paid rent and security

deposit. Jurisdiction: Any dispute which has to be resolved in court shall be exclusively limited to the Superior Courts of Washington, DC, USA.
