DON’T BE “TRASHY” Do you put your trashcans out two days early? Do you leave your trashcans out for days after pickup? If you answered yes to either of those questions, YOU are costing your neighbors money, loot, coinage, greenback$, dough!!! Every year the homeowners association spends hundreds of dollars sending out notices to members who leave their trash and recycle bins in view and the majority of letters are sent to the same homes over and over again. When we purchased our homes we all agreed to abide by the rules of the neighborhood and to keep our trash cans stored out of sight (either in back yard or garage.) This keeps the neighborhood looking nice and no one’s neighbors want to look out their windows and see trash cans or smell them. The Board of Directors has been working hard to keep our expenses low while trying to improve the look of the neighborhood through such things as updated landscaping and proper maintenance of the park. If all members abide by the rules then the HOA would have the hundreds of dollars that we spend on violation notices to spend on new plants, mulch, paint for fences or new amenities for the park. If everyone does their part, it also helps to keep our HOA dues low. So put your bins away Rivermist and save your HOA and your neighbors $$$!

GARAGE SALE Permits You can buy garage sale permits/all permits in San Antonio on line - http://www. sanantonio.gov/dsd You need to be registered on the website, once you are you apply for the permit.  At the end of the application it tells you it has been done successfully, at the bottom it says to view your application click here:  Your application is the permit!!! The process is very easy and it is only $16.00!

FREE SPAY AND NEUTER PROGRAM IN SAN ANTONIO Need to get your dog or cat sterilized? A $125 thousand dollar grant from Petsmart Charities will provide several thousand affordable pet spay/neuters for residents living in zip codes identified as high intake areas for Animal Care Services. Residents living in zip codes 78212, 78228, 78237, 78245 and 78250 are eligible for the $10 surgeries which also include FREE rabies vaccinations and City licenses. Appointments are required and addresses will be verified before reservations are confirmed. Qualified residents can call 207-6653 to make an appointment for any pet 3 years of age or younger and weighing less than 50 pounds. All surgeries will be performed on the Animal Care Services mobile surgery van at locations throughout San Antonio.

The Beacon Greetings, In a few months we will be holding our annual meeting. We encourage everyone to stay tuned for info on the date/ time. One of the items we will be discussing is potential capital improvements. Please keep in mind that while we want to make the neighborhood a great place to live and also to increase our property values, we have to remember that certain improvements such as a pool would cause an increase in our annual HOA dues. We are looking at smaller capital improvements such as additional park benches, a small dog park or new play equipment for the park we have. If you have ideas/suggestions/preferences for capital improvements please email them to us at [email protected]. (Before Your Neighbors Sell Theirs)

Price aggressively.

This tops the list for good reason. With few buyers chasing many homes, you need to quickly get the attention of those who are serious about buying. If your home is priced too high, you many never get buyers to even look at your home.

Cut the price

If you don’t get action quickly, cut the price. Homes that languish on the market are forced to make one price reduction after another. Buyers will question why the home has been on the market for so long.

Curb appeal.

Take a walk down your street with a critical eye. How does your home stack up from the outside? If it doesn’t stand out from the rest then it’s time to get to work.

Fix stuff.

The loose railing. The broken pane of glass. The leaky faucet. They all need fixing. Also consider replacing the antique furnace, and the stained rug. With so many homes on the market, buyers can afford to only bid on those that are in move-in condition. Fix what needs repair before listing your house.

Be flexible.

You’d like to close in two months, but the buyers needs to close sooner. Find a way to make it happen. You want to take the appliances to your new home, but the buyers make a strong offer… including the appliances. Leave the washer and dryer behind. Competition between home sellers is high – don’t lose the only buyer who has looked at your home in a month.
