Being a private person, he found Westgate peaceful and tranquil.. He was blown away with the magnificent sea view being on the cliff top and the sunsets are fantastic with the light dancing on the water. When it is dark you can see the lights of ships twinkling in the distance. My uncle prided himself on having the house refurbished; the interior was repainted just three years ago; he had a bespoke staircase put in; all three bathrooms have modern suites and the kitchen benefits from matching ‘Neff’ appliances. My favourite room is the lounge - it is large, light, and airy with lovely marble windowsills and a beautiful fireplace. Chandeliers light the room up perfectly at night and there is a large marble table, which compliments the setting. There is plenty of potential to add more bedrooms because all of the rooms are so big. The property is only a 10 minute walk from West Bay Beach, living here is like being on holiday every day of your life! You can wile away time at the West Bay Cafe with a coffee, ice cream or meal; or walk along the seafront for miles. The back garden overlooks the Westgate & Birchington golf course, and there is a walking club from the Library. The bowling club and tennis court are just a few minutes drive away. Westgate shopping centre is also just a short walk, with a doctor’s surgery and chemist, cinema, Co-op, butchers and many other independent shops. Westgate also has its own railway station offering great travel links to London and the rest of the country. Birchington High Street is a 5 minute drive away offering all the same amenities and more, such as a greengrocers, pet shop, hardware store and Sainsbury's. You can additionally reach Margate easily by a 10 minute car journey from the house. I will always remember relaxing on the balcony with a glass of wine watching the stunning sunsets.

Energy Performance Certificate

Below is the Energy Performance Certificate (EPC) for Sea Road Energy Performance Certificates illustrate the energy efficiency of homes on a scale from A to G. Those in Band A are the most efficient, and will usually have the lowest fuel bills. The same scale is used to define the impact of a property on the environment. Higher rated homes will usually have less impact through carbon dioxide (CO2) emissions. To put this in perspective, the average property in the UK is in band D or E for both ratings. The Certificate also makes energy saving recommendations that may help reduce future energy bills. In some cases, these can be financed under the Government's Green Deal. In effect, Green Deal offers UK home-owners a loan, which is repaid through regular electricity bills. The main loan condition (the "Golden Rule") is that the amount saved each year on energy bills should be more than the cost of annual loan repayments. Note that the loan stays with the house when owners move on.

Authorities

LOCATION

Get to know your local authorities Local government directly affects quality of life, particularly when it comes to council tax, planning, waste disposal and the impact of local policies. You may want to investigate how this is likely to affect you if you decide to move. There are nearly 400 local authorities in England, with five different types of local government structure. These can be broadly divided into single-tier and two-tier authorities. Single-tier authorities are Metropolitan Authorities, London Boroughs and Unitary or Shire Authorities. Two-tier authorities have both a County Council , and a District Council or City Council . There are also around 10,000 parish and town councils, effectively creating an additional tier in some areas - mostly, but not exclusively, in rural areas. The National Association of Local Councils (NALC) represents and works on behalf of these community councils and is a useful contact point.

Value Added As well as actual pupil performance in tests and exams, an important Key Performance Indicator is that of Value Added. When pupils start a school, they all have varying levels of ability and social advantage. A school's Value Added score measures how much progress they have made from the beginning to the end of their compulsory secondary education (i.e. between the end of Key Stage 2 and the end of Key Stage 4). It is a quick measurement of the effect of a school on its pupils.
