Front Garden - Providing Off Street Parking for Numerous Vehicles The Vendor's View - The large studio/workshop in the garden was the first aspect that attracted us to the property as I am an artist and work from home. Being 600 ft.² it is an ideal space for me, but could also be used for a whole host of different activities. The house is situated on a lovely tree-lined avenue, lovely and quiet, with parking for up to 4 cars, it’s a great place to raise a family. We spend a lot of time in the second reception room, which we use as an office - it's a lovely bright room and a joy to work in. There is also a great outbuilding that our children have used as a playroom. The whole house is a highly adaptable living space whether you are running a business from home or raising a family, or both as we have done!
The house is located in a pretty central position, the nearest shop is a 3-4 minute walk away, with a larger Sainsbury's just over five minutes from the house. Canterbury centre is just a 10 minute walk. The schooling is fantastic in the area with a choice of grammar and private schools available, again within walking distance. There is a definite community feel in the area; families with children of all different ages live along the avenue, and at least two or three parties and get-togethers a year are held for all of the neighbours. Although the property is very accessible and convenient to the city centre and London, we also like the fact that we are so near the countryside, and also the seaside at Whitstable! We are keen cyclists and regularly take advantage of this great location, using various cycle routes. This house is been a very important part of our lives and I will always remember having my break through painting that came in the studio. We will be sad to leave this house and don't really want to go, but need to move back to Deal to be closer to my parents. IMPORTANT NOTICE In accordance with the Property Misdescriptions Act (1991) the sales particulars contained within this brochure are to be used as a general guide to give a broad description of the property. They are not intended to constitute part of an offer or contract. We have not carried out a structural survey and the services, appliances and specific fittings have not been tested. All photographs, measurements, floorplans and distances referred to are given as a guide only and should not be relied upon for the purchase of carpets or any other fixtures or fittings. Energy Performance Certificate
Below is the Energy Performance Certificate (EPC) for Westgate Court Avenue Energy Performance Certificates illustrate the energy efficiency of homes on a scale from A to G. Those in Band A are the most efficient, and will usually have the lowest fuel bills. The same scale is used to define the impact of a property on the environment. Higher rated homes will usually have less impact through carbon dioxide (CO2) emissions. To put this in perspective, the average property in the UK is in band D or E for both ratings. The Certificate also makes energy saving recommendations that may help reduce future energy bills. In some cases, these can be financed under the Government's Green Deal. In effect, Green Deal offers UK home-owners a loan, which is repaid through regular electricity bills. The main loan condition (the "Golden Rule") is that the amount saved each year on energy bills should be more than the cost of annual loan repayments. Note that the loan stays with the house when owners move on.

Authorities
LOCATION
Get to know your local authorities Local government directly affects quality of life, particularly when it comes to council tax, planning, waste disposal and the impact of local policies. You may want to investigate how this is likely to affect you if you decide to move. There are nearly 400 local authorities in England, with five different types of local government structure. These can be broadly divided into single-tier and two-tier authorities. Single-tier authorities are Metropolitan Authorities, London Boroughs and Unitary or Shire Authorities. Two-tier authorities have both a County Council , and a District Council or City Council . There are also around 10,000 parish and town councils, effectively creating an additional tier in some areas - mostly, but not exclusively, in rural areas. The National Association of Local Councils (NALC) represents and works on behalf of these community councils and is a useful contact point.

Value Added As well as actual pupil performance in tests and exams, an important Key Performance Indicator is that of Value Added. When pupils start a school, they all have varying levels of ability and social advantage. A school's Value Added score measures how much progress they have made from the beginning to the end of their compulsory secondary education (i.e. between the end of Key Stage 2 and the end of Key Stage 4). It is a quick measurement of the effect of a school on its pupils.
